  • I am currently the resident manager at Field Stream Apartments. I have been at Field Stream for a little over a year, and before that, I was at Twin Falls Gardens Apartments for almost two years. I oversee the day-to-day tasks at my property, which include taking applications, answering the phone and emails, giving applicants correct and easy-to-understand information, and doing so within a reasonable time. I run income calculations on new applicants and during recertifications to ensure we are not moving people over income and addressing the need for set-aside swaps for households over income, to ensure that we can get all the tax credit benefits we can. I try to rent my units prior to move-outs so that we have the least amount of time for turnover. I run weekly and monthly reports to ensure my property is in compliance and under budget. I work hard to maintain a friendly relationship with all my coworkers and try to bring out an overall team environment among all staff members from Maintenance, Resident Managers, and all of the Boise office. I have trained new employees, and I try to stay in contact with them to help them build skills and allow them to reach out and ask for help when needed. I have worked at almost all the properties, as well as with the staff at these properties.

  • I oversaw daily, weekly, and monthly paperwork. Balancing the ATM, petty cash, and the deposit for the day. I oversaw my employees' work, kept them motivated, and set a level of customer service expectation. I had to work closely with many vendors to ensure I was not being over-ordered or under-ordered for the week. As well as working with vendors, I had to complete store orders. I conducted monthly and quarterly inventories to ensure I was not over my stores' profitable inventory. I was able to make my bonus every quarter for being a profitable store. I made sure daily cleaning, maintenance, and overall look were up to date, so I was able to pass any inspection from Oasis, Chevron/Shell, health inspectors, and any secret shoppers.
