Facility Operations Management:

  • Assist the Sr. Director of Operations in managing the operations of IndusPAD's Real Estate portfolio in 10 states about 3,000,000 SF of space and stationed at a 14-acre Class “A” industrial campus of 550,000 SF
  • Provide ongoing support to the operations team in daily facility operations, including the management of heating, cooling, HVAC systems, LP boilers, chillers, and air handlers.
  • Lead and execute engineering projects involving mechanical building systems, troubleshooting, building control systems, office renovations, laboratory fit-ups, and manufacturing equipment installations.
  • Oversee the Building Management System (BMS) using FX Workbench to maintain controlled environments in specific facility areas, planning and implementing seasonal HVAC adjustments based on occupancy needs.
  • Plan and analyze mechanical requirements for the facility, ensuring the efficient operation of elevators, material lifts, pumps, motors, and other mechanical devices.
  • Collaborate with the Sr. Director of Operations to implement and inspect facility safety measures on a monthly basis.
  • Directly oversee the facility maintenance team, providing guidance on maintenance tasks such as weatherization, roof repairs, cleaning, HVAC systems, wastewater tanks, and motor and fan maintenance.

Construction Management:

  • Develop a comprehensive understanding of the construction scope by thoroughly reviewing base plans, permit specifications, and all related documentation pertaining to construction permits.
  • Collaborate with the Architectural team, Fire Protection team (Alarm and Sprinkler), Building Inspections Department, and Fire Department to ensure compliance with Fire, Emergency, Egress, and other building codes for each construction and tenant fit-up project.
  • Track costs associated with equipment, materials, labor, subcontracts, and other related expenses, ensuring adherence to contract policies while maintaining strong communication with subcontractors.
  • Work closely with the CEO to execute various tasks, including negotiating contracts with construction vendors, managing change orders, and overseeing the work of subcontractors.
  • Oversee the quality and scheduling of construction work, ensuring that projects stay on track and are completed within established deadlines.

Finance Management:

  • Oversee daily financial activities with an overseas third-party accounts team, including managing Accounts Payable and Accounts Receivable for both tenants and vendors.
  • Audit year-end financials in collaboration with the CPA and CEO, preparing and reviewing operating statements, Profit and Loss statements, and rent rolls, and submitting them to lenders.
  • Prepare annual budgets, as well as 3-year and 5-year financial plans for Capital Expenditure projects, Tenant Improvement projects, and potential new acquisitions.
  • Maintain strong cash flow by regularly reviewing banking activities and reconciling monthly financial reports.
  • Manage the company's budget to maximize revenue and identify potential areas for cost savings by applying Lean Six Sigma methodologies.
  • Assist the CEO with due diligence for new project acquisitions, conducting thorough financial assessments and overviews of potential investments.
  • Prepare acquisition budgets and detailed presentations for investors and lenders, utilizing real-time data and projections to support decision-making.
  • Develop annual, 3-year, and 5-year budgets for Capital Expenditure and Tenant Improvement projects, ensuring accurate financial forecasting and planning.

Supply Chain and Logistics:
