Company Overview: A property management company known for affordable housing
During my time at First Realty Management, I got to experience what it was like working for a property that is well known for affordable housing
This role differs from my previous roles in property management because I got to work closely with different housing authorities, to get qualified tenants into a better living situation
Although the process was very tedious, I did enjoyed making connections with different rental assistant agencies such as Family Aid Boston and ABCD (Action for Boston Community Development), which provided rental assistance to families in need
I really enjoyed that each client brought me a new opportunity to connect with a different program, which allowed me to help out the next tenant who might be in a similar living situation
One of the key take aways from this role, was that it allowed me to make an impact on people’s lives, who were struggling financially and connect them with a program that could placed them in a better living situation
Knowing that I was able to assist them with this process, made me know that the work I was doing served a purpose and had a positive impact on someone’s life
My responsibilities as a Management Assistant/Leasing Agent included the following:
Leasing Agent: Reaching out to prospective tenants and scheduling tours and matched them with a unit that best fit their needs
Prequalifying potential applicants became a very important aspects of my tours, as I wanted my prospects to know all the steps needed before we signed a lease
This enabled a sense of trust between us, as they very much appreciated my transparency and honesty
One of my sales tactics that I would use is that I would generate them a quote, which would locked them in for the next 48 hours, if they still needed some time to think about it
My main goal at the end of our tours was to establish a relationship between me and my prospects, so that it would eliminate any doubts and allow them to submit their application with a deposit
From there, I would gather all their information and begin a client portfolio, which included contact information, place of employment/most recent paystubs, screening, doing a landlord reference and finally generating a lease
Throughout this process, I always made sure to keep my prospect informed, so they wouldn’t hesitate to send me any additional documents if needed
Since my property was known for affordable housing, the leasing process took a lot longer compared to regular market apartments
(2-4 months depending on the housing authority) This process usually involved getting in contact with local housing authorities, to make sure that their payment standard rates met our contract rates
Reaching out to my prospect’s case manager for a relocation packet

(Tenant information, property information, and payment information) After the relocation packet was completed, I had to screen my prospect, verify employment/collect paystubs and agree on a move in date
(1st or 15th) Then I would have to schedule an inspector to inspect the unit
When the unit passed inspection, the case manager would send me a HAP contract, which would allow me to draft up a lease for my future tenant to accept and sign
Leasing apartments has always been a huge reason why I’ve stayed in property management for so long because I get to use all my different skill sets that I’ve picked up in sales, to close deals at a rapid and efficient rate
This is what I became known for ever since I got introduced to this field as an independent contractor
Management Assistant: Although being a Management Assistant wasn’t as exciting as being a Leasing Agent, this role was a crucial part in making sure the property ran smoothly on a day to day basis
My responsibilities included: Dealing with any resident complaints, Coordinating with my maintenance team to make sure work orders were completed/ vacant units were ready for move ins, Scheduling appointments for my APM and PM, Sending out resident notices, Filing resident files, Answering phones and other administrative duties

Before this job, I got the opportunity to do contract leasing work for various property management companies
My role as a leasing consultant included touring prospective tenants, following up after tours and closing leads
During my time working for Winn, my role mostly focused on the residential aspects of property management

I’ve learned how to walk a future resident through our leasing process, which helped me get a better understanding on how to lease an apartment
This opportunity has helped me so much since the information that I’ve been trained on will help me in my future endeavors
My daily tasks included, using our CRM system to call future prospects and schedule them a tour
I had to be very knowledgeable about what different floor plans we had to offer, different price rage (depending on how many rooms and bathrooms) and also be able to explain any documents needed for their screenings
