General Services as client our scope to prepare the design for the bank branches, to prepare the
tenders along with evaluations of bidders and to do all supervision and construction until closing
the project
Study shop drawing, soil test report, project specification and plan schedule of works

of information and details raise Request for Information by the contractor
Ensure full implementation, monitoring and checking of all Structural and Architectural works
as per approved shop drawing, method statement, Inspection and Test plan interfaced to
the project requirements
Review and approved method statement for all the project activities and check its implementation
with the project standards and general specifications
Inspection of materials as per approved materials submittal, project specification, local
and international standards
Witness materials test, check laboratory test report and keep
record
Ensure all measuring tools and equipment’s are calibrated prior to use and update
calibration monitoring log
Ensures project compliance with ISO requirements based on Quality, Health and Safety, and
Environmental management systems standards
Conduct inspection on site, based on approved checklist to verify and validate the inspection
request to ensure full conformity of work progress and compliance with project standards and
general specifications
Cary out Inspection Request, Nonconformity Report, and Action Request for any finding
during inspection; make sure the implementation of Correction, corrective, and preventive
action
Perform necessary coordination with construction team
Review and check the implementation of weekly and monthly work plan in coordination
with construction team
Conduct Quality awareness meeting and training with construction team and attendingclient’s
Weekly progress meeting
Attends coordination meeting with the client to discuss relevant technical issues arising
on actual site work
Discuss problems encountered during construction within the main and sub-contractors and
verify rectification done
Responsible in overseeing potential problems and taking preventive action
Verify Main contractor’s monthly progressive payments and claims and certify those
Responsible for keeping all records of site actual works and analyzes the actual productivity of
manpower and equipment
Supervise daily works activities on specific ‘area of responsibility’ and responsible for its

Analyze the proposals and feasibility studies submitted by clients requesting for Real
Estate Finance/Project Finance; verify the reasonableness of the assumptions and

carry out the project/contract financed by the Bank
Evaluate the resources of the contractor
to verify its ability to execute the underlying contract being considered for the Bank’s
financing
Assess the performance capability of the sub-contractors to be appointed/engaged by the
contractor to execute the underlying contracts financed by the bank
Review all factors involved in project financing including, but not limited to the scope of work
BOQ, Variation Orders, Extension of Time
Review the agreement between the promoter and the contractor to verify the scope of work,
project duration, contract value and payment terms and conditions
Attend kick off meeting
with Consultants and Contractors
Review the reasonableness of cash flow submitted for project finance and the letter of
credits breakdown and other requirements
Review the certified invoices submitted by the Contractor considering the achieved work on
site and recommend payment releases, as applicable
Review Letter of Credit requests under projects financed, as and when a technical
engineering verification is required, compared to the previously verified schedule against
actual progress on site
Liaise with the engineering consulting firm engaged by the Bank for allocating the required
work and supervising the execution through periodical progress reports
Supervise the process of the Quarterly Progress Reports on all projects financed by the bank
which are required to be monitored by the external engineering consultant and personally
conduct sites’ visits when deemed necessary/requested by the management
Oversee, and act as conduct between Business groups and Engineering consultants,
ensuring that required work is done in relation to RE/project/contract financed by the Bank
Attend periodic progress meetings with Project Consultants and Contractors
Manage property evaluation from external evaluators and carry out internal property
evaluations when deemed necessary
Liaise with/ guide any other department whenever a RE valuation is required
Review and share invitation/tender documents and follow-up with the relevant committee
