  • I was responsible for weeding out previously completed work orders left open by previous supervisors and technicians from a list of over 300 open work orders.
  • I performed building inspections for lights, potential security threats, sufficient sprinkler coverage, flooding prevention, pest control, and future screen and patio door repairs. Balcony damage, landscaping control, potential concrete repairs, damage to clubhouses.
  • This property had an abundance of A/C problems, so there was plenty of condenser and blower diagnosis, searching for refrigerant leaks, capacitor replacements, and sequence of operation diagnosis, observing refrigerant refills (observing because I am not yet certified), mechanical manifold gauge reading, and diagnosing.
  • Pest control was also a major problem, so communicating with the pest control company and the residents was crucial to ensure treatments went through without a problem.
  • Due to the high volume of work orders, upper management had an "ideal quota" for the amount of work orders technicians should get done in a day. The quota was 5. I averaged about 9 work orders every day.
  • Work orders consisted of about every type that you could imagine. I did countless outlet, GFCI, switch, lightbulb, wiring, drywall, deadbolt, carpentry, door, cabinet, ceiling fan, toilet, shower, manifold, door handle, glass door, bi-fold and sliding door, strike plate, hinge, pest control, mold, leak, roof repair, washer, dryer, disposal, stove fan, heatign element, element outlet, stove switch, infinity switch, faucet, P-Trap, PVC, carpet, vinyl plank, and flush master/flapper work orders.
  • Due to the vast amount of copper plumbing in the many building at this property, I also needed to perform both solder and pro press repairs.
