- This position is accountable for overseeing all aspects and areas of the Center including but not limited to Janitorial, Security, Landscaping, Carpentry, Electrical, Plumbing, Engineering and any other duties requested by the Centers Manager
- This individual would be responsible for hiring, training, and overseeing all individuals employed by ERMC at this location
- Duties also include maintaining a safe and friendly environment for all Center Tenants, Customers, Outside Contractors, and Employees
- Specific Accountabilities: Oversee the Supervisors and all Engineers, Engineer Assistants, Landscapers, Maintenance and Security Personnel, as well as, all Outside Contractors
- Assist the Supervisors with scheduling and prioritizing daily work assignments
- Assist with all Bids, Bid specs and Contracts
- Maintain Inventory Control and part ordering using (Purchase Order)
- Maintain up-to-date log of all preventative maintenance, repairs, supplies and parts
- Assist Site Manager in gathering data for annual budget
- Track the budget
- Perform daily checks of property, equipment and vehicles
- Assist Property Accountant with coding and processing of invoices
- Assist Site Manager with overseeing the construction of all Tenant spaces to include; construction done by outside Contractors
- Recruit and hire the operational staff (ensure staffing levels)
- Implement and maintain a task specific training program
- Counsel and discipline employees following ERMC policies
- Prepare reports as required or requested
- Participate in local BOMA or similar organizations
- Ensure all employees are wearing and maintaining proper uniforms
- All other duties as assigned by the Area, District or Regional Manager
- Knowledge of OSHA and EPA regulations.
- Established effective security policies and monitored implementation at all levels.
