Tenancy

  • 15. You will be required to have renter’s insurance for the entirety of the lease term. If you do not provide proof of renter’s insurance Select Properties Group will secure an insurance policy on your behalf and you will be billed for this policy monthly. The policy SPG secures may be substantially more expensive than one you could secure on your own.
  • 16. Tenants may be required to pay additional trash and sewer reimbursement monthly. This trash and sewer payment is dependent upon locality e.g., North Las Vegas or Henderson may have different requirements from Las Vegas.
  • 17. Tenants will be responsible for the following utilities in their name as applicable (some properties do not have all of these requirements):
  • A. Water Service
  • B. Electrical Service
  • C. Gas Service
  • D. Cable/Satellite
  • E. Internet
  • 18. Home Owner’s Association - If the property is in a HOA community tenant(s) is/are required to abide by the HOA rules and regulations. Failure to abide by the HOA rules and regulations or CC&Rs may result in fines and/or termination of the lease agreement. This may include parking restrictions, commercial vehicle restrictions, exterior maintenance, etc.

  • 20. Bringing an unauthorized pet into the property may result in fines, additional fees and may lead to termination of the lease agreement and eviction.
  • 21. You may not move an adult into the property following commencement of the lease agreement without prior approval and them successfully completing an application. You must notify this office if any minors become residents of the property following commencement of the lease agreement.

Process

  • 1. Completed applications will be reviewed during normal business hours Monday through Friday excluding holidays. Review may take up to three business days.
  • 2. All persons 18 years or older at the time of application must be on the application even if they will not be responsible for payment of the monthly rent. This means if an adult child or perhaps an adult you provide in home care for must apply for tenancy even if they have no income or may not be responsible for the monthly rent payment.
  • 3. If you are currently renting you will be required to provide contact information to verify your tenancy and current payment status. If your current landlord does not respond it will delay processing. If you are a home owner and sold your home you must provide a copy of the settlement statement.
  • 4. Should you file an application that does not meet the minimum standards the application fee will NOT be refunded and your application may be denied.
  • 5. Select Properties Group may accept more than one application for the property to ensure the best possible tenant is selected. However, all applications are reviewed and weighed equally. They are NOT evaluated on a “first come first serve basis”. Select Properties Group will not accept an unreasonable number of applications, usually between 2-4 applications will be reviewed.
  • 6. If your application is approved for the property your security deposit must be paid within 3 business days of signing lease in certified funds i.e., money order or cashier’s check. If you do not submit security deposits and initial rent payment within 3 days of signing the lease agreement, the agreement may be vacated and the property offered to another party. All security deposits and initial rents must be paid prior to move in. Keys will not be provided if monies have not been received in advance of move in.
  • 7. Security Deposits are based on many factors however, the minimum security deposit will be equal to one month of rent. Based on other factors it may increase.

  • 9. Costs:
  • A. Application Convenience Fee: $5.00
  • B. All applicants 18 years and older: $69/person
  • C. Minors (persons under 18 years): $0
  • D. Monthly Technology fee: $25
  • E. Lease Renewal Fee: $150 (at the end of the lease term ONLY if the lease is renewed)

Minimum Standards

  • 10. Total of all applicants’ gross monthly income must be a minimum of 3X the monthly rent e.g., if rent is $1,500 then all applicants’ minimum total gross monthly income must be $4,500. Look at the rent amount in the listing and multiply that by 3 for the minimum income minimum requirement for the specific property you are applying for.
  • 11. You will be required to provide proof of income. This may include 2-3 months of pay stubs for all applicants, bank statements for all applicants in place of income, trust fund documents demonstrating periodic income or other proof of ability to pay the monthly rent.
  • 12. Select Properties Group and the Property Managers do not discriminate based on the source of income. This means, if you receive government assistance for housing, in whole or in part, your application will be processed and weighed with the same consideration given to any other applicant.
  • 13. If your application for the property is not approved for any reason the application fee will not be refunded under any circumstances.
  • 14. Pets are subject to application for pet approval – picture(s) and vet records may be required. Pet insurance is also required. Not all SPG properties accept pets. Based on the property you may encounter specific requirements about the size, type, or number of pets. These restrictions may be set by the property owner or the HOA or both. A pet deposit is required for each pet, which varies, but starts at $500.
