  • As a Lead Assistant Processor I worked closely with our team lead processor along with other processors on the team during the initial set up of a new loan.
  • I was a team lead for 5 other Assistant Processors where I made myself available to them as a guide when they had any issues or questions they needed assistance with.
  • Essential Job Functions in my role are as follows:
  • Review purchase contracts to include: Mortgage commitment date, update and verify files contact i.e., Listing/Selling agents, Title company, and Attorney’s.
  • During the initial setup of a loan we are responsible for ordering the following services:
  • Flood Certification
  • Verifications of employment
  • Tax Transcripts when necessary
  • Request title work and associated documents
  • HO3, HO6 policy updates as well as mortgage payoffs
  • When applicable order condo documents: Master policies and condo certification reviews
  • For VA loans only ordered: Appraisals and Case assignment numbers.
  • Following initial setup we continue with the loan following up on items requested during setup till they are received back and we have reviewed them for completeness.
  • On a monthly average I maintained between 30 to 40 active loans in my pipeline that I would be working on with room to take on more comfortably and not compromising the quality of my work or feeling overwhelmed.

Mortgage Operations Support Specialist

  • Performs Pre-Processing service order functions, to include VOE's, Transcripts, and Title Work.
  • Works 1st and 2nd mortgage post-closings which include documentation review of closing packages preparing closed loans for servicing, insurance lien holder verification, on boarding funded loans to DMI, initiating the escrow wire to be sent to DMI, and submitting the electronic file to the company's electronic file management system.
  • Follow up with attorney offices pre-closing to confirm title order request was received as well as obtain preliminary title work.
  • Also for post-closing secure and maintain original documents such as original notes, original recorded mortgage, and final title policies in accordance with regulations and company retention policy.
  • Work 1st mortgage paid-outs, completing satisfaction form and submitting a copy of the note, deed and satisfaction to the company's electronic file management system.
  • For conventional loans mailing out original note and title policy to members, and for Fannie Mae loans sending the note, deed and title policy to Dovenmuehle to be completed in their system and have the deed recorded with the county.

With recent changes in the mortgage-lending industry I made the choice to explore a career path outside of mortgage lending.
