Reported directly to resort Executive Committee and two Condo Boards ❖ Liaison to the hotel's General Manager, Directors of Finance and Operations, and shared service directors including Housekeeping, Maintenance, Valet, Front Services, Sales and Marketing, F&B, Recreation, Spa, Accounting, Legal and Human Resources. ❖ Provided direction, leadership and training to shared employees providing services to the residential towers, garages, common areas and shared amenities and unit owners to ensure consistent, luxury service. ❖ Managed shared condominium-hotel resources, including engineering, construction, housekeeping, security, front desk, valet, spa, office support staff and concierges. ❖ Provided active oversight of all vendors and departments working in residential buildings. ❖ Acted as a supervisory resource for all departments providing personnel and services to residents, including personnel provided by the hotel owner. ❖ Prepared the condominium association's annual budget with Director of Finance, Controller and Accounting Staff and provided regularly and timely reporting of financial performance, variances, and future projections for the Board of Directors. ❖ Negotiated renovation contracts for unit interiors shared over five renovations with various contract terms for projects ranging from $1K to over $75K per unit. ❖ Negotiated service guarantees, refunds, and upgrades. ❖ Contracted and implemented two software communication systems to improve services and response time. ❖ Reviewed and approved Association employee payroll and set employee schedules. ❖ Drafted and implemented several policies and procedures for the Condo Hotel Operations Department and support services approved by the Board of Directors and Hotel Operator. ❖ Coordinated legal solutions with General Counsels for Hotel and Associations and implemented loss prevention policies to prevent/mitigate litigation. ❖ Provided crisis management during emergencies, major system failures and weather related matters and created proactive solutions and procedures to reduce property damage. ❖ Kept unit owners regularly informed using the building's mass communication system. ❖ Processed more than 800 lease/rental contracts, unit sales, and construction applications for unit owners. ❖ Managed unit owner compliance with maintenance obligations, including the collection of maintenance arrearages; the preparation of payment plans; NSF and bad debt collection; enrollment in the building's ACH program; and the issuance of violation notices when necessary. ❖ Provided detailed oversight of the building's physical plant through regular floor inspections with the Directors of Engineering, Housekeeping and construction teams to ensure that the shared facilities met the luxury standards expected by our residents and any defects were promptly corrected. ❖ Conducted and noticed all meetings of the Board of Directors, organizational meetings, budget meetings, and elections. ❖ Negotiated contracts with vendors and manufacturers for common area and unit interior improvements. ❖ Created and implemented policies and procedures to efficiently manage the day-to-day business operations of the Association. ❖ Prepared monthly Executive Summaries and provided budget variance explanations to the Board of Directors.
