IN LAST ROLL IN PROPERTY MANAGMENT AS:

  • CENTRAL MAINTENANCE SUPERVISOR /REGIONAL (as well acting Maintenance Supervisor on sites with no supervisor or in transition) i oversaw all maintenance operations on 9 different apartment communities with over 2,000 units in 3 states with over 35 maintenance employees.(WORKING under director CENTRAL JERRY PATERSON of PRINCETON) The reason I left position was due to the my portfolio being sold for a substantial gain. Relocation at that time do to family responsibilities was cumbersome and other opportunities arose. I haves since been working on private security contracting endeavor.
  • Now able to travel would welcome opportunity. I enjoyed travailing in other rolls and doing diligence in acquisitions. managing projects or hands on to get things done where thing have to be done.
  • Managing and monitoring all day to day activities on all sites (as supervisor or regional in my portfolio or as contractor), scheduled vendors, and managed capital issues/capital projects.
  • Covering three states in my portfolio. Overseeing 9 supervisors and 35 maintenance staff members. primary mission was overall liability and safety, quality control of maintenance applications.
  • Responsibilities included hiring, training safety,fairhousing,company protocol, inventory/storage, facilities pm programs, diligence of acquisitions, maintenance troubleshooting.(MAINTAINING log/records for management company and OSHA,EPA,FED,CODE ENFORCMENT state/local WHERE law required)to insure client and employee safety,health and wellness while maintaining retention of corporate, employee and client assets to the best of my ability.

(2003-2008)Earlier in my career:

  • Quality control for L.P.M., i was a team leader for maintenance working with sales and rehab and specialties teams, eventually making sales team, doing well i made Quality control and client retention specialist (wile holding active vendor member and major contributor roll of FCAA and acting GC construction estimator in 2003 to to late 2008 managing upwards of 10 painting crew contractors and 15 to 20 in house and subcontractors. L.P.M. painting and maintenance now absorbed by
  • GC for LPM (Parent company to Allweather)out of North east florida we primarily facilitated northeast florida apartment management companies and condominiums. The list of employees managed would include maintenance between 7 and 10 technician's ( former maintenance supervisors in the demographic ) techs acted as temporary maintenance or rehab specialists during contracted fire and mold restorations and property upgrades and as temporary,pm and/or capitol project maintenance. A small team of resurfacing specialists, team of A+grade painters and drywall specialists for detailed high end clients or quality or control if needed behind subcontractors,Roofing,mason,carpentry finishers/ framing, metal fabrications (balcony stairwell spalding/railings, perimeter fencing and entrance exit gates mechanical or manual),water extraction/carpet cleaners,flooring installers, cabinetry installation crews, kitchen/bath/drywall abatement and demolition and installation crews, stucco and exterior ferro cement installers as well as many painting companies and crews. using all crew leads as firstline estimating team for large scale projects and fire restoration liaisons for me to scope estimate bid for the most competitive bid without sacrificing quality and craftsmanship to be the best possible value in our demographic. Working along side teams to do my part to build a business ultimately selling for over $12,000,000 dollars late in last quarter of 2008. Staring with less than $400,000 capitol in less than 10 years this was a major accomplishment for my carrier. after acquisition and training of new owners and staff i went active duty in U.S. ARMY. Completing basic training and AIT school for infantry.
