I am responsible for developing work plans and procuring resources that facilitate the efficient and cost-effective execution of routine maintenance and specific projects involving our in-house maintenance team.

My role has since evolved to include more Project Management responsibilities. I have been responsible for planning, coordinating, and overseeing various projects on campus. So far, the projects I have been responsible for have budgets between $250k-500k. I was responsible for the following on these projects:

• Collecting bids from outside contractors
• Communicating and meeting with Contractors and Vendors to walk through their scope of work
• Building a properly sequenced project schedule from the ground up
• Building a budget from the ground up and tracking all expenses for the duration of the project
• Finding ways to value engineer to help control costs
• Effectively communicating, meeting, and coordinating with all involved Contractors, Staff, and Faculty
• Maintaining a clean and safe work environment
• Responsible for requesting and issuing POs to each Contractor and Vendor
• Taking progress pictures of the work completed each day for documentation purposes and for sharing with management and the involved faculty members when providing progress updates at least once a week
• Creating project punch lists and coordinating with Contractors to have them execute their assigned punch list items
• Achieved project completion within deadlines, diligently tracking progress against milestones.

• Completed various residential and commercial construction/renovation projects.
• Work performed includes demolition, framing, millwork, drywall, interior & exterior painting, minor electrical, minor plumbing, floor installation, door and window installation, and masonry work.
• Met with clients to set out project goals, scope of work, and requirements.
• Carefully read blueprints, sketches and technical drawings to inform comprehensive understanding of project scope and specifications

• Experience with building project schedules that not only effectively meet deadlines, but is properly sequenced in a way that minimizes punch list items and allows each subcontractor to safely and efficiently complete their work.
• Scheduled subcontractors, consultants, and vendors to ensure timely completion of the project.
• Successfully completed a multi-phase renovation project within a medical facility that remained open/operational throughout the renovation process. This required a higher level of communication, coordination, supervision, and completion of required documentation than your average project.
• Experience with setting up, maintaining, and strictly monitoring Negative Air in a medical environment.
• Collaborated with Owners, Facility staff, Subcontractors, Architects, Vendors, and Inspectors to organize efficient site operations and achieve schedule targets.

• Engaged in VE sessions in order to obtain best price without sacrificing quality.
• Conducted weekly progress meetings with Owner’s and Architects.
• Implemented a more effective means of communicating both within the company and when communicating with Owner’s, Subcontractors, and Architects, regarding scopes of work, QC items, Punch List items, etc.
• Always maintained a clean, organized work environment and enforced OSHA regulations and company safety policies through direct interaction with onsite personnel.
• Produced Change Orders and Identified and reviewed Proposed Change Order requests.
• Coordinated required inspections with local jurisdictions to identify and quickly resolve any code concerns.

• Used clamps and brackets to attach pipes to walls, structures and fixtures.
• Cut and drilled holes in walls to permit passage of pipes.
• Used Rigid threading machine to cut and thread pipes to specifications.
• Operated scissor lifts and telescopic boom lifts.
• Complied with safety and hazardous material handling, storage regulatory requirements, and internal procedures.
