Maintain facility for seniors. To include staff development, implement company policies and procedures. Ensure all inspections are completed as scheduled and records kept. Maintain grounds, facility equipment including HVAC, cooling tower systems, electrical, plumbing, apartment turn overs, pool equipment, fire and life safety equipment, boilers, 400 kw generator back up, elevators, laundry facility, commercial kitchen equipment, and roofing.
- Directed and supervised all contractors involved with property repairs or renovations.

- Requested all bids from contractors for Project Authorization Requests.
- Invoice approval and coding.
- Preparing 1-5 yr capitol expenditure budgets and presenting to corporate with justification details.
- Teamed up weekly with Executive Director & Sales/Marketing teams to discuss occupancy census and new sales.
- Implemented cost savings by installing frequency drives on cooling towers, replacing old boilers and air conditioners with new more efficient ones, installing photocells and motion detectors to control lighting, and converting building to LED lighting throughout.
- Remodeled 170 apartments and common ares. Including the replacement of cabinets, counter tops, appliances, plumbing valves, tile flooring, tile showers, plank flooring, closet doors, closet shelving systems, grab bars, removal of popcorn ceilings, lighting, and fresh paint.
- Ordering of supplies and inventory control.
- Assigned work orders to maintenance team and followed up through completion.
- Prepped building and brought it to a complete shut down and evacuation due to hurricane Matthew in 2016 and hurricane Irma in 2017. Then brought all systems back online and reopened building to bring all residents back into the building after storms passed.

- Involved with major exterior renovation project to 11 story high rise building. Project to include new high impact hurricane resistant windows and sliding doors throughout entire building. Resurfacing of EIFS system around new windows and re-painting of entire building.
