Conduct weekly reports for the Property Manager: Property Activity Report, Weekly Market Survey ( LRO), Rent and Policy reflecting the change over the past week for rent amounts, vacant and notice rented units etc
Every week I set goals for the leasing agents to obtain as well as monthly goals; if goals are met some months there are incentives for their hard work ( gift cards, extra bonus Etc.)
Conduct weekly marketing to local businesses and competitive properties
Assist APM with Posting rent when needed
Assist PM with creating resident events
Formulate and complete a monthly bonus worksheet for the leasing office that I sent over to the RM end of month
Complete the Level of Efforts report that goes over all monthly activity the property had: resident events, marketing information regarding businesses the leasing team sought out, website accuracy; correct info about our property on all sites marketing Avia, traffic-tours coming in, leases, goals met, concerns, achievements
Formulating renewals, calling renewals, scheduling, and signing renewals with our residents as well as updating the renewal work sheet daily for the PM
Putting in Notice of Intent to Vacate forms and calculating their prorated rent amounts
Drawing up and sending out infractions to any resident that is in violation of their lease
Drawing up and sending out 7 days to cures to any resident that hasn't complied with their lease agreement
Helping my leasing agents when they are busy with other guests by signing leases with their prospects and help doing walk throughs
Helping residents that currently live on site with any issues they may have by putting in work order requests as well as following up to make sure the work was completed
Check all leasing files to make sure everything is in order, signed, monies turned in, proof of insurance, income, and credit scoring results in file before submitting to the PM
Checking leasing agents proof of income and welcome home letters for accuracy
Every Friday I go on a pricing call with the Property Manager discussing weekly activity, pricing concerns and upcoming events with other properties and Corporate office.
