Bruce Panczner

Bruce was an Assistant Project Manager, Project Manager and Senior Project Manager at Toll Brothers, Inc., during the time of February 1997 to January 2003. These positions required meeting or exceeding predetermined marketing, production and financial results of multiple communities each as a separate business unit. Accountable for implementing company policies and procedures for all site work, house production, cost control and profitability through management of sales team, construction team, marketing, and office staff at each community. Established and managed multiple Home Owners Associations by working with residents on income and expenses ultimately culminating in turning the HOA over to the residents of a particular community. Responsible for qualifying buyers and the timely collection of funds from future residents during the construction process for all deposits and up front charges for options. Direct Sales Manager & Sales Associate in all marketing efforts such as: customer relations, advertising & promotions, traffic generation, and pricing strategies based on market and product analysis. Work closely with Construction Manager, Assistant Construction Mgr. and subcontractors to quickly and accurately build semi-custom homes utilizing detailed production systems. Manage extensive cost control systems by leading Payables Administrator in accounts payable efforts adhering to checks and balances. Responsibilities also included land acquisition, subdivision and land development approvals.

Paradise Management LLC is a property management company that was created to manage a growing portfolio of properties owned by it's principles.

The portfolio consists of nine assets across the three states of Pennsylvania, Delaware & Maryland and includes 1,764 apartment units and 1 shopping center.

In addition to overseeing all operations, responsibilities include value add strategies through CapEx projects, unit and common area renovations utilizing years of construction experience.

Paradise Properties LLC was created as a development venture by myself and Jeff Franz as owners. The firm specialized in the acquisition, disposition, ownership, operation, and development of residential, commercial and industrial real estate assets. From 2005 to 2009 we controlled hundreds of building lots in Pennsylvania, Delaware and South Carolina.

The housing crisis in 2008 - 2009 led Bruce and Jeff to change the business model from real estate development to the acquisition and management of rental properties.

We held on to our properties through the great recession and managed dispositions thereafter at market rates while avoiding default on any agreements which was commonplace during this extremely difficult time.

Prior to the formation of the Paradise firms, Bruce worked for Toll Brothers Inc., as a Land Acquisition Manager from January 2003 to April 2005. During this time Bruce was directly involved in and management of the land acquisition and entitlement processes including: identification of properties in prioritized locals, building relationships with property owners, negotiating agreements of sale, zoning analysis, market / product analysis, civil engineering, planning, municipal law, state and federal law, due diligence studies, sewerage feasibility including soils, spray and drip irrigation, transferable development rights, traffic engineering, fiscal / environmental impact, HOA documents, and utility services evaluation necessary for land development. Bruce successfully purchased properties in Chester, Montgomery and Cumberland Counties which yielded approximately 600 class “A” residential building lots.
