Development Plan Review (DPR) 230 N Sherman Ave, City of Corona: Represented the Development Services Department in delivering project conditions and requirements to the project developers of a 76,000 Sq Ft Warehouse. Reviewed hydrology study for the site's existing and proposed drainage. Analyzed the preliminary WQMP to evaluate the proposed storm water BMP. Focused on the applicable public improvements for the site. The project would require to meet the street width city standards through a 2 feet widening of Sherman Ave across the frontage of the property. The existing 8" water main had to be upgraded to a 12" steel main to meet fire flow and safety requirements. Requested overhead utilities to be relocated underground to meet City of Corona Municipal Code.
Grading Land-locked parcel - 1607 Cherokee Rd, City of Corona : In charge of reviewing grading and erosion control plans for an existing residence with a proposed detached accessory dwelling unit and retaining wall. Revised that the proposed grading plans met drainage laws and city grading standards. Verified construction cost estimates and bond estimates matched the proposed improvements. The residence and the proposed dwelling unit reside on two parcels. Worked with the resident and contractor to ensure the lot was legally subdivided and is in compliance with the Subdivision Map Act of 1972.
Easements - 91 Freeway widening, City of Corona:
Revised easement dedications and quit-claim easements related to the 91 freeway widening. Analyzed grant deeds and property information. Verified that the legal descriptions of the lands matched the exhibits. Revised closure calculations.
