Hotel to Multifamily 96-unit conversion project. The first month was focused on construction and city permits. My initial focus was on leasing all 3 buildings while maintaining my duties on opening the office and amenity areas. Daily/ monthly duties included but were not limited to leases, daily/weekly reports, budgets, vendors, billing, P.O, maintenance, and resident concerns.
Maintaining accurate records of all community transactions and submit on a timely basis (i.e. Delinquency reports move-in/move-outs, etc.) in constant communication with residents to strive for the company goal of zero delinquency at the end of the month. Working with maintenance and vendors to
schedule work and enter POs for all work in units. Assist and oversee all on-site staff. Walking move-outs, assessing damages and charges. Solely responsible for all end-of-month procedures (i.e. Month End and reports for Corporate.) On a daily basis assist with all questions regarding billing.
While wearing many hats my duties included but were not limited to month-end processing, delinquency (98%collected), rent payments, coding invoices/WTNs/bids, resident relations/functions, marketing, evictions,
assessing move-out damages/final account charges, collections, renewals, maintaining gate systems, scheduling all vacant apartments, maintaining make-ready board tours leasing file/computer audits, and work orders.
Processes rent payments as well as asses late fees. Interviews new prospective tenants and gives tours of the property. Processes applications, conduct credit checks, and calls references. Distributes and collects leases and ensures that all required legal documents are signed, and addressed and promptly resolves questions, requests, and complaints from tenants. Inspects property on a regular basis to assess the condition of buildings and grounds, and to ensure that empty units are ready for new tenants.

Responsibilities included: Performing employee evaluations, evaluating the credit and rental history of all new applicants, verifying all applications to ensure they met management criteria, and posting monthly rent/late fees and evictions.
