- Oversaw all functions related to mechanical equipment and integrity of a 219-unit condo building; supervised a team of fourteen maintenance/janitorial staff performing routine preventative maintenance schedules of mechanical equipment, including HVAC, plumbing, electrical, fire safety, and building automation controls.

- Perform testing or monitor testing of the following equipment: Bi-weekly test runs on two fire pumps and auxiliary equipment, monthly testing of eleven elevators, as well as weekly test run of a 700-Kilowatt Emergency Generator.
- HVAC: Perform preventative maintenance on MAUs and AHUs units, building exhaust systems, circulating pumps, and motors. Troubleshoot and repair horizontal and vertical fan coil units, heat pumps and other HVAC components, such as electric heating coils, zone valves, fan motors, aqua-stats, low voltage, and line voltage thermostats, as well as kitchens, bathroom, and laundry exhaust fans.
- Building Automation Controls (BAS) proficient and knowledgeable with various types of building automation control systems such as AutomatedLogic and Johnson Controls Metasys System.
- Plumbing: Coordinate and work along with plumbing contractors, on quarterly maintenance power rodding and or hydro-jetting of kitchens and laundry waste stacks and ensuring the triple basins are properly cleaned afterwards. Perform water shutdowns due to construction projects or emergency water leaks in the building’s plumbing or fire protection systems.
- Electrical: knowledgeable working with line-voltage (120V-240V and 480V) and low-voltage (24v) electrical circuits; troubleshooting and repairing electrical problems in mechanical equipment including but not limited to the installation of fan motors, heating coils, line voltage thermostats, baseboard heaters, circuit breakers, ballasts, and various types of light fixtures, switches, and outlets.
- Fire Protection: knowledgeable and trained in all aspects of fire safety systems such as fire pumps, sprinklers, fire control panels and building evacuation procedures.
- Water treatment: Knowledgeable and trained in cooling tower and closed loop water treatment. Responsible for maintaining adequate water treatment levels in cooling towers as well as closed loops.
