Supervises maintenance staff by determining workloads and schedules; develops, interprets, and implements policies and procedures; evaluates staff and makes hiring and termination recommendations; and ensures that staff are trained in complex maintenance activities and follow standard operating procedures
Responsible for all maintenance, troubleshooting, and repair of the club's mechanical systems, including HVAC, plumbing systems for pools and club, electrical, and safety systems, carpentry, tile repair, drywall repair, plumbing, heating, landscaping, and clean-up.
Maintain and repair facilities, equipment, and buildings by performing a variety of carpentry, tile repair, interior and exterior painting, drywall repair, and plumbing.
Maintain, repair, or replace; pool and hot tub pump motors, sand filters, chemical pumps, wet sauna boiler, pool heater elements and burner manifolds, pressure switches, flame sensors, thermostats, ignitors, gas valves, high and low limit sensors, gas valves, pressure switches, blowers, heat exchangers, pool and hot tub lights.
Ensure that pool chemicals are always on target by testing hourly, adding chemicals as needed, and checking chemical pumps for accuracy and cleanliness. Checking chlorine drums and filter screens are not low or empty, and the screens are clean. Check gauges on sand filters, heaters, and pumps to ensure equipment is working properly.
Maintain, repair, or replace spa equipment, such as pedicure chairs, massage tables, hair washing stations, styling stations, chairs, towel steamers, hydrotherapy tubs, microdermabrasion machines, sterilizing equipment, and dry and steam saunas.
Maintain, repair, or replace: washers and dryers belts, hoses, heating elements, door seals, bearings, circuit boards, drain valves, switches, igniters, gaskets, ducts and vents, pulleys, sensors, touch pads.
Maintain complex plumbing system, repairing and replacing as needed, plunging plugged toilets, repairing/replacing flush valves, backflow devices, drinking fountains, and water filters.
Troubleshoot maintenance-related issues throughout the club, spa, and bistro. Inspect the facility daily to identify building maintenance needs. Monitor and maintain preventive maintenance records and logs.
Repairing or replacing garbage disposals, clearing drains on sinks, showers, and the laundry room.
Check incoming work orders throughout the day, prioritizing and ensuring the completion of work meets the standards of a high-end facility.
Perform roof inspections and minor roof repairs, monitor contractors engaged in major roof repairs, clean roofs and roof drains, safety rails, ladders, caps/flashing, building envelope repairs, and maintenance.
Maintenance and repair of HVAC systems. Such as belts, bearings, filters, coil cleaning, hot and cold calls, and airflow issues.
Works with and uses aerial lifts, scaffolding, ladders, elevated work platforms, and forklifts.
Exterior cleaning, pressure washing sidewalks, pool deck, and paths.
Respond to building maintenance emergencies both during and after hours.
Ensure safety training is provided to staff and proper safety practices are followed.
Assists in the selection of staff; performs periodic evaluations of subordinates and recommends and implements discipline as required
Coordinates maintenance department activities with other departments and programs, including scheduling and resolving problems; coordinates and inspects work performed by contractors.
Oversight of the in-house custodial staff
Perform monthly after-hour inspections of the work performance of the custodial staff.
Monitor and maintain preventive maintenance records and logs.
Read and interpret sketches, diagrams, and blueprints.
Maintaining compliance with all state and local regulations.
Oversight of vendors and contractors. Cultivating strong rapport and relationships with all members, guests, vendors, and co-workers through superior customer service.
On-site project coordinator.
Provides input into the development of the operating budget for the assigned area of responsibility; orders materials and supplies; assists in the monitoring and tracking of expenditures for the section.
Answers questions from members and county officials regarding safety issues throughout the building, hot tubs, and pools.
