Walking properties after move-out utilizing a punch list. I take note of all repairs, replacements that need to be made. I assess any damage that needs to be charged back to tenants. I also make an assessment on how many hours it will take for me to have the property cleaned so they are clear on move-in date and cost.
Most of my contracts were with Medical buildings through A & L Solutions. Which requires special certification and training. On a nightly basis I cleaned Stillwater Pediatrics (the lab as well), Dr. Taguchi, Stillwater Medical Psychiatric Clinic, Cancer Care at Stillwater Medical, Stillwater Medical Collabrative Care, Payne County Youth Services and The Hopice Center. Having the responsibility of cleaning and disinfecting this many medical facilities requires impeccable time management skills, an eye for detail, professional communication skills both writen and oral and a lot of energy.
I managed several rental properties for the Osborn family. All of which included but not limited to the following; keeping current with all comprables on the market, advising owners of rent increases, all marketing, showings, Lease Contracts, background checks, security deposits, pre move-in walk through, maintenance requests, contacting vendors, setting up vendors, scheduling vendors and maintenance, collecting rent, all deposits,vsending late notices, making appropriate charges to any late rent, keeping all tenant files in order and paperwork current renewals, 30 day ntv, move-outs, walk-throughs, collecting keys, making all charges if necessary and subtracting them from tenants deposit. Mailing deposits to previous tenants. The Osbornes sold all f their rentals in 2018 to a local investor. I assisted in the negotiations, sale and closing.
