Solo Title Search is a self-owned business which conducts property title searches for delinquent property tax trials. Primary client is Linebarger, Goggan, Blair, & Sampson, LLP.

• Investigate chain of ownership discrepancies with thoroughness and precision, through research of State & Federal Tax Liens, Abstracts of Judgement, UCCs, Lis Pendens, Mechanics Liens, Deeds, Deeds of Trust and their Assignments, and Probate Indexes.
• Analyze property records to identify clear minimum 10-year chain of title.
• Maintain strong relationships with Texas count clerk offices to expedite document retrieval and ensure access to up-to-date information.
• Prepare detailed runsheets summarizing due diligence findings.
• Prepare and submit invoices, and maintain records.

The Business Transactions Group, consisting of Real Estate, Financial Transactions, and Corporate departments, provide support for real estate attorneys within the firm.

• Prepare UCC Financing Statements with UCC Control program.
• Order file searches (UCC, UCC Fixture Filings, Good Standing Certificates, etc).
• Document preparation, editing, and review.
• Survey review.
• Correspondence with parties in transactions, opposing counsels, title companies, survey companies, and filing offices.
• Maintain strict confidentiality, protecting sensitive client information as required by legal ethics and regulations.
• Prepare for closings.
• Organized and maintained case files, enhancing accessibility and efficiency in document retrieval for legal teams.
