Work History

SR Building Maintenance Specialist

County of Ulster Public Works (B&G Division)
04.2019 - Current

As a SR Building Maintenance Specialist, I am tasked with the maintenance, repairs, and remodeling of all the buildings owned by the county as well as any leased buildings that a county department occupies. Along with being able to physically do the work, I am responsible for:

  • obtaining a building permit for work when one is required
  • measuring job, ordering materials, and getting materials on site
  • coordinating timeline for work to begin and to be completed by
  • provide detailed instructions to crew that is working on the project
  • inspect project as it progresses and have any issues that are found corrected.
  • Do a final inspection once work is said to be completed. If work has been to my satisfaction then set up a final walk through with safety dept (If a permit was issued) as well as the department head. Close project if all are satisfied.

JOB DETAILS

  • various phases of demo
  • flooring (carpet, tile, VCT tile, vinyl flooring, floating floor, wood)
  • drop ceiling (repair and install)
  • framing (metal and wood stud framing)
  • plumbing, electrical, and HVAC
  • sheetrock install
  • taping sheetrock (apply, sand, and ready for paint)
  • priming and painting in both interior and/or exterior projects
  • window repairs and installs. New construction and replacement
  • new interior and exterior doors (wood, metal, fiberglass)
  • concrete work (sidewalks, pads, poured steps, retaining walls)
  • Roofing removal, repairs, and/or installs (metal, plastic, shingle)
  • Siding removal, repairs, and/or installs (vinyl, metal, wood, hardi)

The job scope and skill required for the scope changes with every work order received. The ability to adapt to whatever is asked is an absolute must. All the while having to take into consideration what needs are required from other trades workers in my department (electricians, plumbers, landscapers, and locksmith/door hardware supplier). When their services are required, I arrange for a time to go over the project and schedule them as needed for the project. In addition to that, I arrange a schedule with the department where the work is being performed, making sure that it is being done in a safe and timely manner. There are also project that require outside contractors to be involved. When this is the case, additional scheduling takes place to make sure all are on the same page. More often than not, the projects are being performed in an area that the public has access to. When this is the case, special attention gets paid to ensure that there is no risk to the public.

Owner/Operator

CM SERVICES
01.2005 - Current

In 2005, I opened a construction company that performs all phases of construction and still continue to operate. In addition to physically performing whatever the particular job called for, I also must engage in the initial customer appointment. At the appointment I would learn what the scope of work was that they were looking to have done. From there I would figure what was needed and would create a proposal that was later present to the customer. Upon acceptance, I would schedule a start by and end by schedule with the client. If the project required any permits or inspections I would facilitate them when needed. On many occasions subcontractors would be involved on projects. When a subcontractor was involved, I would do inspections at the benchmark times setup prior to the project starting, making sure that the job/work was being done with quality workmanship.

The scope of work covered many phases of residential, commercial, and municipality projects. The scope of work often included but was not limited to:

  • Whole house/commercial space renovation
  • drop ceiling
  • framing (metal/wood)
  • sheetrock (installing, taping, sanding ready for paint)
  • painting (interior/exterior)
  • windows and doors
  • electrical
  • plumbing
  • complete kitchen remodels
  • complete bathroom remodels
  • additions
  • roofing (metal, rubber, shingle, modified rolled roofing)
  • siding (metal, vinyl, wood, and hardi
  • concrete work
  • stonework, retaining walls, and cultured stone.

As previously noted, the scope of work varied depending on what the needs of the clients were. So the ability to adapt to whatever was needed was a must. As well, the broad range of personalities I would come across required that I was able to adapt to whatever I encountered. If I lacked the ability to do that, there would have been many instances that projects would not have taken place.

Employed by a small construction company out of High School. Specialized in roofing, siding, windows, and doors. Would perform exterior home renovations in the spring, summer and fall. In the fall time, my boss would buy a home that we would fix up during the fall and winter. When spring arrived, he would sell the house and then we would get right back into the swing of things. While employed with him we did the following:

  • roofing
  • siding
  • windows
  • doors
  • framing
  • sheetrock/taping
  • plumbing
  • electric
  • kitchens
  • bathrooms
  • tiling
  • landscaping

In 2005, I decided to venture out and open my own company as I knew that I was able to do what we had been doing over the past years. However, I knew that I would be able to make more money, allowing me to provide a better life for my family.
