Maintain knowledge of local, state, and federal laws governing tenant/landlord relations including Fair Housing.

· Complete all service requests on a timely basis and assure notices are left in resident’s apartment.

· Perform maintenance on gates, light fixtures, doors, windows, laundry facilities, pool and pool pump, and appliances.

· Notify Lead Maintenance or Senior Lead Maintenance Tech of any supplies or parts necessary to complete the service requests.

· Perform cleaning duties ( mopping, dusting, and vacuuming) as needed.

· Paints interior and exterior areas.

· Maintain a professional relationship with staff, vendors and current or prospective residents.

Preventive Maintenance:

· Making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment.

· Responsible for the implementation of assisting in maintenance projects, including, but not limited to replacement of air filters, lubrication of all pumps and motors, replacement of any belts, bearings or other mechanical parts.

· Provides preventative maintenance required by specific equipment manufacturers.

· Responds to any service calls, as assigned to him/her by the dispatcher.

· Demonstrated ability to operate related equipment.

· Ability to work in extreme temperatures.

· Ability to carry up to 60 lbs.

· Ability to kneel, stand or walk for extended periods of time.

· Ability to bend at waist and lift to overhead.

· Ability to stretch to overhead and hold while on ground or ladder.

· Must be able to work independently without supervision.
