Managed a staff of 6 engineers to operate and maintain the 680,000 sqft, 34 story office building owned by Shorenstein Realty Services. Worked directly with property management, janitorial and security staff. Daily operation of the Trane Ensemble DDC building management system, Honeywell XLS life safety system, and Angus workorder/preventative maintenance program. Responsible for annual equipment/city inspections and permits. Annual operating budget and capital improvement projects.

Managed multiple energy efficiency projects for the building to obtain a LEED Platinum rating and EnergyStarl score of 90. Converted HVAC system from pneumatic to direct digital controls, VFD installation on pumps and fans, plant retro commission project, pneumatic to DDC chiller controls, boiler low NOX control's. Annual PG&E energy curtailment and rebate programs.

Managed two major lobby remodels and multiple tenant improvement projects. Worked directly with architect's, design engineers, and general contractors. Reviewed drawings, construction and final inspections.

Achieved a Chief Engineer Steam & Diesel Unlimited Horsepower License.

Operated and maintained the ships main propulsion and auxiliary support systems. Sailed as a 1st, 2nd, and 3rd Engineer.
