- Assist with the operation and maintenance of HVAC equipment, including self-contained water-cooled units (SWUDs), water-source heat pumps (WSHPs), variable air volume (VAV) systems, fan-powered terminal units (PIUs), and energy recovery ventilators (ERVs).
- Monitor building automation system (BAS/BMS) alarms, equipment status, temperatures, and system performance to identify potential issues and assist with troubleshooting.
- Support cooling tower operations, including water-level monitoring, valve operation, cleaning, and system restoration following maintenance.
- Assist with condenser-water pumps, variable frequency drives (VFDs), heat exchangers, isolation valves, and bypass valves.
- Perform mechanical, plumbing, electrical, and general building maintenance, including leak investigations, equipment inspections, filter replacements, and minor repairs.
- Execute preventive maintenance and corrective work orders while documenting findings, equipment conditions, and completed work.
- Coordinate with contractors, vendors, and senior engineers to support equipment repairs, inspections, and building service requests.
- Assist with fire and life safety inspections, pump-room inspections, equipment documentation, and maintenance record organization.
- Support building operations and tenant service requests while prioritizing safety, equipment reliability, and timely issue resolution.
- Participate in technical training and cross-property assignments to expand knowledge of commercial HVAC, building controls, and facility operations.
