Responsibilities include:
- Customer service via phone, email, and SMS messaging.
- Property management and administration.
- Assisting customers with finding the best size storage unit for their needs.
- Asking open ended questions and listening carefully to fully understand their needs and providing them with the best possible solution.
- Showing units to customer; providing a caring experience and answering all questions and concerns.
- Use of computers and other electronic devices to complete the lease and payment.
- Going through the lease with the customer, discussing property rules and company policies.
- Selling merchandise for moving and storing needs.
- Processing payments (cash, checks, credit); keeping cash drawer and balancing every night.
- Drove year-over-year business growth while leading operations, strategic visionand long-range plann
- Collection calls and emails to past due customers. Reviewing account status with the customer and going over payment options, fee schedules, and disposal sale schedules.
- Setting up past due accounts for auctions.
- Following CO lien law guidelines, ensuring we have all necessary documents to move forward with selling the property
- inside the storage units.
- Using power tools to cut off locks; taking inventory of contents and sealing for auction.
- Creating auctions online for bidding.
- Processing the sale of an auction with a winning bidder. This includes taking the payment, reviewing the rules, and verifying the inventory of the contents
- of the unit sold.Performing lock checks throughout the day to ensure all units are properly secured and reaching out to customers who's unit doors are not secure.
