  • LB&B/Control Room Operator: Responsible for the safe and efficient operation of a 24/7/365 critical high pressure 100#+ high pressure steam central plant which would include start up and shut down off 4 Cleaver Brook fire tube boilers, 6 Trane Centravac Centrifugal chillers and 1 low temp glycol chiller for cold storage with numerous pumps that serve different loops (chilled, condenser, heat recovery, and glycol low temp). Monitor all building operations and dispatch tour engineer to respond to any issues/emergencies as needed.
  • Emcor/Tour Engineer: Follows procedures/check lists and "tours" the 1.5 million square-foot facility on a regular schedule, completing inspections and ensuring that all building equipment is operating efficiently. Responds to service calls, completes preventive maintenance and repairs on all equipment within the building. Responds to emergency throughout the building as dispatched by the control room operator.

  • Operate and maintain(PM) all building equipment in a 24/7/365 mission critical major television station.
  • As sole engineer on shift, responsible for the safe and efficient operation of two low pressure cast iron sectional boilers, 3 McQuay/Daiken Centrifugal water cooled chillers, 2 Daiken air cooled chillers, Simplex life safety system, the testing and transfer of power (ATS, UPS') from Pepco to generators, water cooled to air cooled chillers and all associated equipment to emergency power during unexpected emergencies to keep the 24/7 station up and running.
  • Respond and correct all temperature, plumbing and electrical tenant service requests.
  • Control and command with Honeywell Energy Management System VAV and AHU temps for zones and studios throughout building.
  • Oversee and guide contractors performing work in the building, on the towers also disabling fire alarm points and pre-actions as needed so contractor work can be performed safely with minimum disruption.
  • Work with coastline water treatment to perform daily chemical readings on boiler and chilled water loops.
  • Run and document generators and fire pump weekly per insurance company.
  • Always using LOTO and PPE when required.

  • Responsible as duty engineer for the safe and efficient operation of several plant boilers(fire tube/cast iron sectional) and all associated equipment in five buildings.
  • Operated Johnson Controls Metasys and Niagara Energy Management Systems to economize when possible through outdoor air and plate exchangers.
  • Used Maximo and 360 operating programs to perform daily maintenance of building equipment, tenant requests, produce work orders and complete PM work. Used Maximo and 360 to produce and implement burn permits/change controls.
  • Daily rounds to ensure all Liebert CRAC units are properly operating in market rooms and data centers.
  • Check FCU'S and DX systems in phone closets and repair as needed.
  • Work with Siemens monitoring to disable fire alarm panels/zones for contractor work and building repairs.
  • Work with BFPE to perform quarterly/annual sprinkler tamper and flow testing.

  • Responsible for the safe and efficient plant operations in a 990,000 square foot hotel which would include start-up and shut-down of 4 Cleaver Brooks 15 psi oil fired boilers, ( 2 fire tube, 2 cast iron sectional), two train centravac chillers (350 ton and 500 ton) and the rotation of oil fired PVI water heaters according to load, weather conditions, functions, etc In hotel.
  • Use energy management systems to manipulate AHU,s/temps/outdoor air for multiple ballrooms, conference centers and specific zones throughout hotel.
  • Work with EcoLab and perform daily chemical analysis of boiler waters.
  • Daily electrical, water, and gas meter readings.
  • Monthly elevator/fire extinguisher rounds.

  • Started my IUOE Local 99 apprenticeship in September of 1999, while learning, operating and maintaining the following types of equipment: Fire tube and cast iron sectional boilers, Trane SWUA semi hermetic package variable air volume air handler units with direct expansion coils and water cooled condensers, Centrifugal chillers with forced draft cooling towers, pneumatic VAV's with resistance electric heat, 3 pipe water systems, diesel fire pumps (ran weekly), snow removal equipment maintenance (ran monthly), quincey 20 hp pneumatic air compressor filters and oil changes with oil pump pressure adjustment..
  • Removed and installed points for zones throughout building on the Notifier life safety fire alarm panel for contractor build outs and major repairs, Replaced ballasts, sloan valves, air filters, switches, plugs, bulbs, etc.., Painting of mechanical spaces and guidance of porters for clean up, Respond to all tenant request and respond in a timely manner, Work with KASTLE Systems to arm/disregard fire alarms and troubles for contractors or to respond to after hours fire alarm issues for multiple buildings while carrying the duty phone, Used Computrols and Metasys energy management system to economize when possible for energy savings and tenant temperature adjustments.
