I also develop and update schedules for Navy and marine projects, such as Union Beach (baseline and update schedules), M & N Wharf (Guam), and General Dynamics Electric Boat, ensuring all schedules align with project requirements.
  • My responsibilities include coordinating project progress and payments, collecting TIA data, preparing narrative reports, supervising sites, managing multiple projects and teams, performing critical path analyses, mitigating risks, and handling claims and dispute resolution, ensuring projects are delivered on time, within budget, and in full compliance with specifications. I also develop and manage Time Impact Analyses (TIAs) with complete supporting documentation utilizing Power InEight as a software platform and Power BI to control, analyze, and present project data effectively.

  • Served as Senior Project Scheduler overseeing the installation and modification of catenary equipment for both the Long Island Rail Road’s (LIRR) Port Washington Line and the Montauk Cutoff. Developed, maintained, and optimized detailed construction schedules to coordinate multi-disciplinary teams across this segment of the $11.1 billion East Side Access Project, delivering new LIRR commuter rail service to Manhattan’s Grand Central Terminal. Directed and monitored excavation and concrete placement activities to establish and track progress on the new Track “A” structure within Sunnyside Yard, ensuring all milestones were achieved in alignment with project objectives and contractual requirements.

  • Established work breakdown structure (WBS); reviewed schedule updates; and prepared daily, biweekly, and monthly reports with supporting documents, as well as delay assessments (coded as excusable/inexcusable or compensable/non-compensable) during construction management/construction inspection (CM/CI) services to replace six traction elevators along the A Line at the 181st Street and 190th Street stations in Upper Manhattan. During this $28 million assignment for NYC Transit, I also reviewed detailed cost breakdowns, contractor payment requisitions, contract drawings, requests for information (RFI), shop drawings, and specifications; determined contractor eligibility to perform the work; tracked the schedule; drafted RFI response letters; and provided quality assurance/quality control (QA/QC) services for RFI/submittal logs and related items I also handled any necessary permitting, factory and site tests, commissioning, and user group requests during this project that also included removing existing elevator cabs and making structural repairs to the hoist ways, machine rooms, and battery rooms.

  • I reviewed project baseline for Phase 2 work in line with project specifications; prepared baseline review report, including the level of detail (LOD) and lessons learned from Phase 1; conducted construction inspections; and reviewed daily reports during extensive rehabilitation work for the New York City Housing Authority (NYCHA) at a 28-building public housing complex named for U.S. Supreme Court Justice Sonia Sotomayor in the Bronx.
  • The work, which was performed in three phases, included making extensive masonry repairs to all buildings; replacing all windows, gas risers (as necessary), trash compactors, and sanitary sewer lines; installing new railing systems on all roofs; repairing and/or replacing bathrooms and finishes in water-damaged apartments; and upgrading building entrances, lobbies, and security systems. Serving as an assistant project manager during this $100 million rehabilitation effort,I produced monthly progress updates, prepared punch lists, and documented both the substantial completion of work as well as any incomplete items. I also verified quantities for payment requisitions; prepared as-built drawings; and reviewed change orders, delay claims, submittals, and RFIs.

  • Working through the project management office, I monitored the entire $500 million hospitality program that included constructing 10 five-star hotels throughout the Kingdom of Saudi Arabia. Serving as senior project controls system manager, I managed the pre-design phase that included finalizing the budget, defining contract strategy, and compiling the design procedures manual; prepared the schedule for the procurement and construction phase; and established project controls procedures for the construction and post-construction phases. My responsibilities also included claim avoidance reviews, agency reviews, and constructability reviews for the design phase and all related sub-design phases, including schematic design development and tender document preparation.

During this $110 million assignment, collected extensive project metrics data, including baselines, costs, schedules, work in progress, and work completed. I also prepared reports on potential corrective actions when variances were identified.
