  • Responsible for the day-to-day implementation of policies, procedures, and programs that will assure a well-managed, well-maintained building, placing maximum emphasis on positive response to the concerns and needs of the tenants, environmental health and safety, and quality programs, in coordination and conjunction with the CRM and the owner’s goals and objectives.

  • Develop annual operating budgets and sales/marketing plans. Accurately prepare and convey all operational and financial data in a timely manner. Work with management/owners to identify property/financial goals and objectives.
  • Implement and monitor effective lease renewal programs to maximize continued occupancy and income.
  • Oversees all aspects of the operation of each property to include financial planning, compliance and regulatory programs, maintain full compliance of all resident files through funding programs (i.e., HUD, LIHTC, RD), site and regulatory inspections, budgeting, training and personnel development, public relations, statistical analysis, tenant relations, property maintenance, operational management and contract services administration.

This includes new employee indoctrination, annual performance reviews, review and approval of timesheets, instructing and advising on-site staff on employee procedures and guidelines.
  • Conduct on-going training with office staff; e.g., MOR Review, REAC, tax credit, section 8, leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.

  • Handle the oversight of all leasing, security, customer service, collections, bookkeeping and HUD administrative responsibilities as well as oversight of the maintenance staff
