Currently managing individual rental properties including short term rental properties and long term rentals. I have years of experience managing HOAs, residential, and commercial properties; including insurance coordination with residential and commercial carriers. Short term rentals (STRs) can be difficult for owners to manage under current market conditions. Each county and HOA have very specific regulations. Violations can result in the loss of an owner's STR license, and lost income on substantial investments. In my previous experience with HOA management I created and managed STR programs for HOAs. Secondary positions: Machinery Technician apprentice and Supply Petty Officer.

Electronics Technician 3rd class duties: As an ET (electronics technician) at the TX site, myself and 6 other petty officers maintained 20+ HF, UHF, VHF, Microwave antennas, and 13 Rockford transmitters. As well as maintaining a large mechanical Matrix (antenna switching system) and large scale industrial chiller system to maintain temp on the transmitter deck. In addition we maintained base security on the 127 acre site 24/7 year round.

Machinery Technician (apprentice): I assisted the supervising Machinery Technician at the stations mechanical shop. I assisted with diagnosing, repair, and maintenance of the base mechanical equipment. This included a 15,776 lbs Caterpillar emergency diesel generator, fleet vehicles, 2 large John Deere tractors, Bobcat front loader tractors, Caterpillar excavator, various other mechanical equipment and fuel farm including a 10,000 gallon above ground tank with dispensing system.

Supply Petty Officer: I gained experience in procuring goods and services from both government and civilian contractors Government agencies/systems include working with the GSA, FinCen, and use of FPDS (Federal Procurement Data System). Additional duties included managing station budget, producing procurement requests, organizing quotes and bids, project management, including decommissioning government sites.
