ERIK NELSON

Central City,NE

Summary

Hard-working, motivated, independent self-starter with a good understanding of the different types of facility/property maintenance and how to go about the process and procedure of each. My main specialized skill is most anything dealing with electrical. I have a good understanding of electrical fundamentals, equipment, and troubleshooting. I also have a fair amount of experience with a lot of the other types of services in the facility/property maintenance field. If I am asked to look at or work on something I'm not familar with or I don't have much or any experience with it, I'm not afraid to speak up and say something. In the 6 years that I've been in the facility and property maintenance line of work, I've learned many things take a team effort. Also by working independently, I have learned quite a bit by figuring issues out on my own as well.

Work History

Maintenance Technician

Cohen-Esrey
11.2025 - 10.2026
  • Performed preventive maintenance on HVAC, plumbing, electrical, and mechanical systems.
  • Diagnosed equipment failures and completed repairs to restore safe building operations.
  • Coordinated work orders, inspections, and service schedules to maintain property reliability.
  • Replaced worn parts, fixtures, and components using hand tools and diagnostic equipment.

Maintenance Technician

Simplestate
11.2023 - 10.2025
  • Responded to maintenance requests from tenants and property manager
  • Troubleshot and repaired basic plumbing, electrical, HVAC, and appliance issues
  • Handled general carpentry, painting, drywall repairs, and minor renovations
  • Kept detailed records of completed work and preventative maintenance tasks
  • Communicated with property manager and tenants
  • Scheduled tasks based on priority with work orders, unit turns, and buildings & grounds maintenance
  • Coordinated scheduling of vendors with property manager and maintained communication with vendors
  • I was the only maintenance technician for the 60 unit apartment complex property. This helped and benefited me on how to problem solve and figure out issues on my own; although the maintenance supervisor in Lincoln was helpful over the phone and/or texts if needed.

Maintenance Specialist 1

Nebraska Law Enforcement Training Center
10.2020 - 09.2023
  • Knowledge of proper and safe use of hand and power tools as well as taking care of tools and putting them back where they belong when finished using them.
  • Used an online maintenance work order program to document completed as well as 'in-progress' work orders or tasks/duties. The program made organizing and documenting equipment preventative maintenance duties very helpful.
  • Reviewed and completed weekly/monthly preventative maintenance schedules for several pieces of equipment.
  • In 2022, I benefited from attending and completing Workforce Education in Industrial Technology classes at Central Community College-Grand Island. The group of classes put together made for a wide range and variety of skills for continuing education opportunities.

Apprentice Electrician

Capitol City Electric
06.2018 - 09.2020
  • Troubleshot electrical issues by following a mental (or written) checklist of what to check in what order. Following this process/technique made me understand and feel more comfortable with troubleshooting electrical. This way of troubleshooting can be applied to about any type of speciality maintenance issues.
  • Identified potential hazards associated with operating electrical equipment and systems. Maintained safe work practices such as Lock-out/Tag-out procedure. Also made sure to wear proper PPE.
  • Installed conduit including underground PVC and EMT/Ridgid in-wall rough-in and surface mount ran with little to no supervision. The several years I have worked in the electrical field has taught me to be a motivated self-starter.
  • Installed electrical switchgear, panels, service and equipment disconnects, pulled service conductors as well as branch circuits for outlets, lighting, etc. These types of tasks require good communication and teamwork. I value these experiences I had in the electrical field. They have helped me be able to transition those important skills to a maintenance side of things.

Apprentice Electrician

Heartland Electric
05.2007 - 06.2018
  • Cleaned and organized work sites/areas by hauling debris and trash and properly storing equipment. Working in a clean and organized area tends to make most, if not all aspects of the job more efficient.
  • Despite taking the blueprint reading course in my electrical technology studies, I didn't feel as if I had a firm grasp on effectively and efficiently being able to read and understand blueprints. I was lucky enough to be placed with a Foreman/Journeyman that was patient and able to explain topics to where a first year apprentice could understand.
  • Maintained accurate records of work performed including material usage and time spent on job sites.
