RELEVANT EXPERIENCE

  • Project managed the remodel of 116,000 sqft three-building corporate campus with 40,000 sqft of landscaping, a daycare, a gym, and 150-seat café. Included relocation of 250+ employees within nine months of purchasing the property.
  • Managed and motivated staff of four direct reports responsible for all the exterior store signage, rollout out programs, minor remodel, surveys, scheduling, store closures, construction administration, commitment and forecast budgets, and all general contractor, consultant, service provider, supplier and vendor invoicing.
  • Created and ran Request for Proposals (RFPs), collated data, and presented recommendations to Executive Staff for vendor selection to proceed with samples and contract negotiations.
  • Effectively managed distributed teams without a direct reporting structure (Architects, Permit Expeditors, General Contractors, Vendors, Construction Coordinators, Construction Administrators, Visuals, Store Operations, and Marketing) to ensure a successful store opening for rollout initiative.
  • Shared construction learnings proactively with the team to ensure consistent response/remediation to issues on current and future projects. Independently created a handbook for new prototypes.
  • Provided preliminary cost estimates; estimated Landlord costs from as is (AS) to Tenant Vanilla Box (TVB) and cost from TVB to new store opening, in support of Real Estate Directors for deal negotiation.
  • Provided line-item estimates developed in Timberline for five new store prototypes as baseline input for all new store pro-formas. Work supported budgeting for over $70M in capital expenditure on new store tenant improvements and $50M in remodels annually.
  • Supplied cost impacts to value engineering and cost reduction initiatives. Efforts yielded 23% reduction to template costs for newly developed women’s only retail concept Forth & Towne brand and $700K in project specific reductions across multiple brands.
  • Issued 50+ competitive construction bids annually, prepared comparisons, evaluated and provided recommended bid award. Populated project Purchase Order commitments, inclusive of recommended GC bid against budget for pre-construction budget analysis.
  • Qualify and onboard new Vendors and General Contractors to reduce the cost per square foot while maintaining quality and schedule.
