Preventive maintenance

• Create and follow PM schedules for HVAC, boilers/water heaters, pumps, generators, doors/locks, lighting, emergency/exit lighting, and life-safety equipment.
  
• Change filters, belts, and bulbs, test GFCIs, smoke/CO detectors, and emergency lighting; flush water systems to manage temperature and water quality.

Repairs and troubleshooting

• Diagnose and fix common issues in plumbing (leaks, clogs, fixtures), electrical (outlets, switches, lighting circuits), carpentry (doors, trim, drywall), and minor roofing or exterior repairs.
