  • When INFRAMARK, LLC (the successor to Severn Trent) had an opportunity to take over the Monterra Community Development District's management in Cooper City, Fl., they called me out of retirement to service this account
  • During my seven years there, I managed a portfolio of four other CDDs in addition to Monterra
  • I provided administrative and financial services to a special form of government entity: A Community Development District (CDD) created under FS 190
  • The Monterra CDD was/is a 497-acre community comprised of some 800 single-family and 300 multi-family units in Cooper City, FL
  • The 1,100 separate homes within the District
  • Four separate HOAs service approximately half of the acreage, while the CDD is responsible for the eighteen lakes, two wetlands, and the rest
  • My responsibility was all the landscaping, security, lake management, irrigation, and some ten miles of roads
  • In order to do this every Wednesday I met with my landscaping, irrigation pest control and fertilization vendors on site
  • I conducted a 'drive around' with these vendors to observe what the present conditions were, the status of repairs from the prior week, and identifying areas the needed improvement
  • Other onsite visitations with or District Engineers concerning lake bank erosion, asphalt problems, and any district drainage problems as needed to be proactive in maintaining the real assets of the district
  • I met with the Security Post Captain weekly in addition to speaking with him almost daily when I received the written report of any overnight security activity
  • I have been a very 'hands on' manager

  • When Severn Trent downsized in October 2012, they cut staff by fifty percent and one officer- me
  • The lingering economic problems stemming from the banking industry meltdown in 2006–2009 negatively affected the growth of new developments in Florida and were the root cause of the downsizing
  • I don't retire well, so I held several part-time positions, sometimes concurrently, during this period
  • I was a Substitute Elementary School Teacher – for four years until COVID-19
