• Lead all Due Diligence assignments for new business in Oregon and Vancouver, Washington
• Mentor RPMs during first 90 days of property onboarding
• Train newly onboarded RPMs
• Assist Managing Directors with underwriting for new business.
• Organize and lead senior leadership meetings
• Participate actively in company-wide business practice improvement sessions to develop improved processes and procedures
• Collaborate with clients to develop operating budgets, forecast capital improvements, and manage expenses
• Hire, develop, and mentor on-site staff to meet expectations
• Work with clients to maximize cash flow and asset value
• Collaborate with vendors to ensure agreements meet each property's needs
• Monitor and achieve acceptable levels of unit turnover, market and renewal rates, occupancy, delinquency, concessions, bad debt, expirations, and renewals for each community
• Understand each community's position within its sub-market and implement ways to maximize its advantages and minimize its faults
• Analyze each property's needs based on budget and performance, and implement suggested changes as needed
• Mentor and assist new Regional Property Managers in their role at Pinnacle/ C&W
• Advise Managing Directors of training needs for new RPMs, tailored to their current knowledge and property needs
