  • Strategically managed a student housing apartment community consisting of 370 bed spaces and a staff of 8.
  • Responsible for all financial reporting including variance reports, aged receivables and collections. Concentrating on achieving the highest NOI by improving cost control and revenue improvement suggestions.
  • Created the Annual Operating Budget by looking at past history, current maintenance budget, and finding ways to cut costs and/or increase funds where directly needed. At the same time, making suggestions for the upkeep of the property.
  • Working directly with my marketing team to maintain consistent knowledge of the sub-market and seasonal trends, thereby giving us the ability to tailor our marketing strategy.

  • Managing 156 apartment homes in a 62+ senior high rise tax credit property in Dallas. A mixture of market and also 30%, 40%, 50% and 60% tax credit apartment homes. My position was eliminated when the property sold on September 25, 2023.
  • Priority in maintaining all financial reporting, delinquencies, GPR and rent increases.
  • Directly responsible for all payable invoices, verifying work was done and billed correctly. Also worked with all vendors directly, sometimes finding new vendors when needed due to lack of consistency from current vendors.
  • Created the Annual Operating Budget using purchase history and work order history to identify trends that might affect the next year’s budget.
  • Oversaw renewals, making sure that we were getting top dollar for the market rate apartments, while holding true to the limits of the tax credit units.
