KEY RESPONSIBILITIES:

  • Responsible for all operational and financial aspects of 61 Class A office and retail properties totaling over 6.2M square feet
  • Lead, mentor and develop the sixteen-person property management team comprised of Senior Property Managers, Property Managers, Assistant Property Managers, Property Assistants, and ancillary team members
  • Spearhead the creation of annual financial reforecasts and operating and capital budgets, operating expenses of ~$11M and capital expenses of ~$28M and present to company executive leadership and Investors

ADDITIONAL RESPONSIBILITIES:

  • Collaborate on the strategic planning, critical design and implementation of building repositioning projects and building interior renovation projects ultimately increasing property value and opportunities for higher rents - roof replacements, façade renovations, main lobby renovations, common areas and restroom renovations, and interior finish replacements
  • Work in partnership with Director of Operations and Vice President of Leasing and Redevelopment to create and maintain 5-year capital budget
  • Ensure annual operating expense estimates and reconciliations are accurately calculated and disseminated in accordance with lease terms
  • Lead and participate in process improvement initiatives by identifying opportunities for enhancing business performance, and lead task force teams in developing and implementing new programs, policies and procedures and practices
  • Create guidelines for monthly report and annual budget variance comments to communicate leading variances effectively and efficiently, ensuring consistency among all reports
  • Assist with identifying needs and ultimate installation of COVID-19 related hands-free devices – wave automatic door operators, automatic faucets, automatic toilet and urinal flush valves, automatic paper towel dispensers throughout all properties
