Operate the facility in accordance with the Policy and Procedure Manual.

Consulting:

  • Provide customers with advice and direction on how to store and pack their belongings in their storage unit.
  • Provide customers with assistance in determining the needed storage unit size by accessing their needs and physically reviewing the available storage size options with them.
  • Provide customers with assistance in determining if they have a need for retail items.
  • Have a strong knowledge of the local community, to provide customers with directions to key points of interest within the area and/or recommend local businesses for use by the customer.
  • Support customers and follow up on leads from another store.

Leasing:

  • Answer the telephone in a professional and courteous manner, with the objective of closing the sale and properly document calls in lead management.
  • Utilize the call center program to benefit the property by properly following all call center related policy and procedures to secure reservations and rentals for the property.
  • Instruct potential tenants about the self-storage process, rules and regulations of the facility, tips for storing their goods, etc.
  • Prepare and fully execute all documents associated with leasing a storage unit.


Sales & Marketing:

  • Have a strong knowledge of facility competition, know the rates & specials at all times to assist in the sales presentation to potential customers.


Office Administration:

  • Preparation of bank deposits.
  • Timely and accurate preparation and submission of various daily, weekly monthly and annual reports as directed by the Corporate Office.
  • Order all necessary supplies (office, maintenance and janitorial) for the use of the property using the approved ordering methods.
  • Provides necessary travel for required bank deposits and other approves company tasks.


Collections:

  • Place follow-up telephone calls per the Collection Call Process.
  • Document all communication(written or verbal) with past due tenants.
  • Responsible for the certification process of tenants in liquidation.
  • Properly conducts the Liquidation Process for all tenants per the guidelines for the state.


Maintenance:

  • Conduct physical Site Inspection of the facility daily and ensure a physical space audit preformed weekly.
  • Report any incidents to the DM.
  • Perform general housekeeping, cleaning self storage units, and overall site cleaning including the dumpster area, fence line & aisles.
  • Responsible for understanding how to properly operate and maintain or coordinate the maintenance of all mechanical systems on site. These systems shall include but not limited to, security, fire alarm, HVAC, interior and exterior lighting and timers, gate operators, etc. Available as needed for various property related emergencies.
  • Assists in securing contracts for Scavenger, Pest Control, Snowplowing, Landscaping etc.
