Project consisted of 150 units with lofts, 3 down structured parking with earth support and dewatering, enclosed courtyard with pool, Amenity and Leasing Center. This was one of the first Five Project kicking off the newly formed Mill Creek Residential.

The first 5 story wood frame project in Nassau County.
Modera Hudson Riverfront-Yonkers, NY-300 unit 3A project in Yonkers NY. Built on on city owned land that was being used as surface parking for adjacent 250 unit condominium building, the challenge was to provide temporary parking and maintain relations with those tenants while constructing the building. Additionally, the site was a utility corridor and emergency access/egress that was required to be open 24/7 for the adjacent American Sugar Factory next door. Lastly, the the Hudson River RR line was immediately adjacent as well, requiring close coordination with the RR authorities for elevated work (cranes and lulls). 5 story wood frame with lofts on both slab on grade and podium, Precast parking Garage, driven pile foundations. The site was reclaimed reclaimed riverfront, urban fill Brownfield site, requiring extensive monitoring, documentation of all site civil work, and manifested disposal of all overburden.
Modera Prominence-Buckhead, Atlanta, GA-400 Unit Mixed Use 5A project in Atlanta. Very prominent project in the Buckhead section of Atlanta, located at the corner of (2) main surface arteries on a shared parcel with a 20 story office tower, the project was highly visible and somewhat controversial in the community. Extensive excavation (3) down structured parking combining both metered retail and private tenant parking, 5 story wood framing with individual rooftop tenant patios and a rooftop amenity feature, expansive amenity and leasing center, and (11) retail spaces. (2) Tower Cranes, deep excavation with ledge blasting and earth support, relocation of two access/egress drives servicing the office tower along with all associated wet and dry utilities.
Modera Reynoldstown-Reynoldstown, Atlanta, GA- 300 Unit 3A project in Reynoldstown section of Atlanta. Stepped into this project after the project Superintendent left abruptly. Project was in extreme disarray, with extensive staff turnover and and lack of organization and direction. Organized staff of (6) Superintendents with specific assignments, established weekly coordination meetings with subcontractors, initiated project look ahead schedule with reporting, performed evaluation of multitude of onsite materials (interior rough and finish materials along with extensive wood framing components), initiated clearing a lengthy backlog of third party deficiency reports, removed and replaced over 200 exterior windows that where either defective or installed incorrectly (lack of flashings, caulking) and were failing field DP testing. Similar procedure with framed balconies (lack of proper flashings), and Patio Doors (lack of flashings, caulking, and pans). Organized and initiated the punch out and turn process.
Modera Montville-Montville, NJ-300 Unit 3A project in Montville, NJ. 5 story wood frame project on 1 up podium. Located in existing office building complex, required demolition of existing office building, blasting of ledge. located at a high elevation on a long narrow site, the building was 1,000 feet long, with a double doughnut with 2 courtyards transitioning to a long single corridor with a third side loaded courtyard. Length and narrow lot provided logistical and sequencing challenges that needed to be overcome. A contentious entitlement process with the town (lawsuit) resulted in a strained relationship with the local Governing Authorities, contributed to the challenges of constructing a rather straight forward project.
