As the Resident Manager of Paradise Boutique Apartments, I am responsible for overseeing the daily operations and ensuring the smooth functioning of a 117 unit apartment community as a whole. My key duties include:

  • Tenant Relations: Serving as the primary point of contact for tenants, addressing concerns, resolving disputes, and fostering a positive living environment.
  • Lease Management: Handling the leasing process from application approval to lease signings, conducting move-in/move-out inspections, and ensuring compliance with lease terms.
  • Maintenance Oversight: Coordinating regular maintenance, handling most repairs, including emergency repairs, and ensuring the property is well-maintained and compliant with safety regulations.
  • Financial Responsibilities: Managing rent collection, processing security deposits, and preparing financial reports as required by property management.
  • Community Management: Organizing tenant events, communicating policy updates, and enforcing community rules to maintain a peaceful and respectful environment.
  • Inspections and Compliance: Conducting bi-annual inspections, routine property inspections and ensuring compliance with housing laws, safety standards, and company policies.

As the sole maintenance technician for two separate properties, it was my job to do the following, for both facilities separately.

  • Coordinating and scheduling routine maintenance such as landscaping, HVAC servicing, pest control, and general property upkeep.
  • Responding to tenant maintenance requests, prioritizing repairs, and ensuring timely resolution of issues.
  • Conducting or overseeing emergency repairs and critical system failures, including plumbing, electrical, and heating systems.
  • Working with contractors and vendors for specialized repairs, renovations, or larger projects.
  • Conducting regular inspections of building systems, common areas, and individual units to ensure they meet safety and quality standards.
  • Ensuring preventive maintenance schedules are followed for key equipment and property infrastructure.
  • Managing inventory of maintenance supplies and coordinating equipment servicing.
  • Responding to 24hr. emergency calls for service.

  • General Maintenance and Repairs: Perform routine and preventive maintenance across the hotels 130 rooms, including plumbing, electrical, HVAC, and carpentry repairs.
  • Guest Room Maintenance: Respond to maintenance requests from hotel staff or guests, addressing issues such as broken fixtures, faulty lighting, leaking faucets, or malfunctioning heating/air systems.
  • Common Area Upkeep: Maintain all public spaces such as lobbies, hallways, and meeting rooms. Repairs on broken equipment, replacing light bulbs, and ensuring cleanliness and safety.
  • Emergency Repairs: Handle urgent maintenance issues, including plumbing leaks, electrical malfunctions, or HVAC breakdowns, ensuring minimal disruption to hotel operations and guests while maintaining an annual budget.
  • Preventive Maintenance: Regularly inspect and service heating, ventilation, air conditioning (PTAC), and refrigeration systems, boilers, kitchen, and other major hotel equipment to prevent breakdowns and ensure operational efficiency.
  • Safety and Compliance: Ensure that all building systems meet the state and federal safety standards and fire codes, including inspecting smoke detectors, fire alarms, and sprinkler systems. Address all potential hazards and maintain a safe environment for guests to enjoy.
  • Vendor and Contractor Coordination: Connect with local contractors for larger repairs or specialized services like elevator maintenance or roofing work.
  • Energy Management: Monitor and adjust building energy systems (lighting, HVAC, etc.) to improve efficiency and minimize operational costs and seasonal changes.
  • Inventory Management: Maintain an inventory of maintenance tools, supplies, and equipment, and place orders for replacement parts or supplies as needed while maintaining a monthly budget.
  • Record Keeping: Log all completed work orders and repairs, track preventive maintenance tasks, and maintain records of equipment service and inspections.
  • Customer Service: Provide excellent service to guests by ensuring their maintenance concerns are addressed promptly and professionally and doing it unseen in most instances.

  • The property is actually the same property that I am employed at currently. The new owners purchased the property in 2022
  • After the 2018 Camp Fire destroyed much of the town of Paradise, CA. When the new owners were purchasing the property, they located my personal contact information inside of the management office and reached out to ask if I would like come and work for them and create the business.
  • During my original tenure, I was responsible for ensuring the facility is well-maintained, safe, and comfortable for residents, staff, and visitors. Essentially the same job description as what is listed above.
