- Responsible for opening & closing leasing office
- Check drop box for payments , keys etc
- Check office voicemail- Make necessary call backs
- Take notes
- Check Property email
- Meet with maintenance & schedule out the week/day
- Discuss tasks
- Show prospects apartments
- Lease apartments
- Monitor traffic, leases, and renewals on a daily basis
- Keep excel spreadsheet current
- Process applications & Leases
- Enter new applicant/prospect/approved applicant info into ResMan
- (Property Management Software)
- Post late notices, Lease violations, Lease renewal notices, and all other notices
- Collect delinquent rent, late fees, and other amounts owed to property
- Keep an ongoing/updated delinquent report & send to corporate when requested
- Schedule & Coordinate all aspects of the make ready for each apartment with maintenance and all required vendors
- Walk all move outside & complete all FAS
- Use Valence docs to upload pics directly to resident file
- Plan resident events
- Acquire all bids from contractors & vendors/ Submit to corporate for approval
- Process all Water & Utility Bill's for property
- Process all purchase orders and invoices
- Submit/Approve payroll & mileage for all onsite staff
- Complete monthly operations reports
- Delegate tasks & assignments to leasing & maintenance staff
- Schedule pest control
- Manage property Petty cash
- Take resident maintenance requests & complete follow up afterwards
- Online & Outreach marketing
