  • Operated the Property Management, Section 8 Housing Choice Voucher Program (1,100 HCV’s in all Onondaga County) and Facilities Department.
  • Oversee 3,500-unit portfolio consisting of LIHTC, HUD and USDA RD assets with a geographic footprint from Buffalo NY to Albany This included overseeing 3 Regional Managers, 1 compliance Director and various administrative staff.

  • Train and mentor best practices in dealing with monthly variance reporting, budget forecasting and achieving the highest NOI while not jeopardizing the curb appeal or preventative maintenance on any asset. Introduced P/L reviews with key direct reports to empower and foster confidence and continuity throughout region.

  • Initially started with a portfolio of 12 properties and 875 units. Grew the District to over 25 Properties in 3 plus years through acquisition and aggressive Team building and succession planning with Senior Team.
  • Budget preparation of both in house budgets as well as agency mandated budgets. Along with expense controls including capital expenditure analysis/decisions.
  • Report and work with various agencies to ensure Compliance, and Regulatory issues. This includes HUD, DHCR, USDA RD, NY HOMES (formerly NYSHFA) and now HCR.
  • Consistently rank in the Top 2 each year in NOI both controllable and overall NOI performance matrix.
  • Re-positioned 2 market rate properties during this tenure, one that was in portfolio for over 8 years, prior to the repositioning and the other acquired. Both were under performing the market, and now continually lead the organization in performance.
  • Develop a strong Team, and establish bench marks for career growth, both inside and outside of my own District responsibility.

  • George Mangicaro-Former Head Football Coach and Former AD at Liverpool High School. George is a great resource on program and game management and helps with higher level program disciplines that I use every year.
  • David Kline-Head Football Coach at Cicero North Syracuse High School. Effectively worked with Dave to develop a program that has led Section 3 to 5 Straight Sectional Championships. In addition, helped develop the culture of the program that continually has alumni support. This includes mentoring former players who wish to explore coaching HS football as they mature and transition from college into their respective careers.
