I was re-elected for 10 years as Chairperson of the Trustees of a 47-unit security complex. This was voluntary, and later I was also given the job of ‘Caretaker’ working for the ‘Body Corporate’ or owners. This entailed seeing all maintenance was done and overseeing all new projects from quotations to final acceptance and payment. It also meant dealing with the residents daily. In general, I got on well with them, they called me ‘Oom John’ which in Afrikaans means ‘Uncle John’ a sign of respect.
My chairperson duties included Budgeting for the year, keeping expenditure within budget, having regular Trustee meetings and an annual AGM with all owners present. I prepared the ‘Chairman’s Report’ for the year and at the meeting I answered all queries from the floor. Financial reports were monthly, and these were monitored by me.
I looked after the following:
Electric Fence
Backup power systems
All security lighting and cameras including DVR recordings.
Complex streetlights
Remote controlled gate
Pool
Complex paving
All gardens, irrigation systems and tree, shrubs control
Roofing repairs and maintenance of all units
External plumbing of units
Complex sewerage and water reticulation
Ensured all fire and safety equipment were in place and checked regularly.
Modifying the complex statute rules to accommodate local conditions.
