Set & Oversee Business Plans for (5) CA divisions:

• Inventory Allocation and Return on Inventory proformas
• Acquisition/control of Land/Lot positions on a 5 year plan
• Unit Objections at a monthly/quarterly/annual projection
• Land/DEV/Direct Cost budgets and Objectives
• Full financial (P&L) responsibility to meet unit/returns per the BP
• FY23 - exceed BP, Returning $450M (pre-tax) on $1B of Inventory with $2B of Revenues

Supported the Regional President on all aspects to meet the Business Plans for the CA divisions, with special responsibilities to:

• Train new City Managers (Div VP's) to become Division Presidents
• Provide/Train Southern California's Processes and Systems to the rest of the CA divisions, exporting those resources to provide Operational Platforms to mirror the volume/production processes created for Southern California
