Here i took more of a leading role working with the maintenance 2, which was just promoted, I trained him in electrical which he did not have experience now he does it on his own, plumbing he did not have much experience, preventative maintenance, painting, repairs on appliances, schedule out vendors for work days when theirs a turn over, here I was in charge of many projects calling and getting proposals for projects, for example the HVAC chiller I brought the contractor that we used at my prior job, the side fence project after many years of not being able to do it, it was finally done, after sending pictures and writing to the supervisors the danger it was to us and more importantly to our residents that used the ramp, our next project which we already have our proposal is the parking lot asphalt, we have also saved the community money by doing electrical work and plumbing jobs, for example the RSC needed a dedicated outlet for her new exercise equipment, we ran 100 feet of electrical cable to the breaker box and installed the breaker, we also installed a new parking lot light to get the unhoused neighbors from jumping our fence the electrical power was 277 volts wich is a higher and more dangerous voltage. Another money saving experience was replacement of p- traps on the shower tubs, fitting and crawling in small spaces opening up drywall and soldering copper pipes to attach the old pipes with the new, we did this 3 times each repair by our plumbing company was over $2,500. We also did replacement of leaking copper pipes in the roof another $2,000 dollar repair. I have gone to help at many communities as well, I helped installed the hvac in the maintenance shop at venice, I was part of the inspections team for the first inspire at castle argyle, I have gone to Mt Rubidoux for inspections and also RVT. In October of 2024 I was sent by the Director of facilities to Washington, I was in Sun towers in Yakima for 5 days preparing for the inspire. I have also lead a couple of classes in the quarterly maintenance meeting talking on how to properly solder copper pipes and how to diagnose hvac capacitors.
I started here as a maintenance 2 position I would do
Painting, unit turn overs, cleaning, power washing, preventative maintenance on roof equipment like HVAC units, resolving of electrical issues, resolving of HVAC issues, fixing appliances replacing of key parts instead of replacing with new appliances, plumbing issues snaking out clogged drains, replacement of shower cartridges, soldered copper pipes, I once had to replace a cracked iron pipe that was leaking from the 2nd floor to the first floor restroom and then repair all drywall that was damaged, saving the community money, repaired several drywall ceiling damages from residents that spilled the water from their sinks, i would go to other communities to help with repairs
I was part time after school and weekends, ran wires, installed outlets, switches, lighting fixtures, connected breakers to service panels, worked on high rise buildings in electrical wiring, pipe bending
