My role with IRC was to work closely with Asset Management, Property Management, and Leasing to maintain the operational performance of the physical assets of the commercial portfolio. In addition, my duties included the coordination of landlord/TI build-outs within our commercial property portfolio. My prior building experience lends to maintaining a vital suppprt role to all three departments in drafting and obtaining accurate forecast numbers for leasing to begin their negotiations with tenants as potential infills of existing vacant space. My role within asset management was one of maintaining my annual CapEx budget of 13.5 - 27MM$ for my 13.5MM SF of properties under roof within my 17 states of retail space. Maintaining the core and shell, substrate, roof conditions, roof packs, underground, and site conditions.

My most important role within the REIT was the continued preparing for the sell off of poor performing properties providing asset management with the funding to pay down balloon notes in excess of a billion dollars at times, Ensuring the timely and unencumbered IPO offering in March of 2011 was my primary goal in producing ten year tables, to value engineering CapEx projects.
