As the Building Controls Engineer/Manager, reporting directly to the Senior Regional Facilities Manager, responsibilities include the oversight, service, and maintenance of a nationwide building automation network for a major healthcare insurance provider. consisting of Class A office space including the 1.0 million square foot global headquarters. These facilites include a high pressure steam and central cooling plant. In addition, developed and maintain a working relationship with the control and mechanical system providers, shop trades, engineering, construction project teams, and IT during the planning, design, construction, and acceptance of new system integrations and upgrades. Develop, implement, and monitor system tracking and benchmarking metrics for BAS and HVAC system performance including routinely analyzing metrics for compliance with performance, budget and energy efficiency goals. Also provide training and mentorship to HVAC, control technicians and building engineering personnel.
Responsibilities include the sales, engineering and installation of Tridium, SIemens and Distech Building Automation Systems. Also direct supervision of sales personnel, project managers, installers, control technicians and software programmers. Provide estimates and design and layout of design/build and plan and spec projects including developing bill of materials, sequence of operation and controller points listing. Oversee all control proposals including presentation to customers , building owners and general contractors. This includes review of all sub-contractor quotes for control wiring and mechanical work. Identify energy conservation measures and BMS optimization strategies for commercial , retail and manufacturing facilities.
Work directly with utility providers to generate energy incentives for BMS projects.
Oversee the design, layout and installation of Tridium, Distech and Johnson Control Energy Management systems from the initial design phase to complete project management including system commissioning and customer training. Duties include control project estimating and generation of bill of materials and controller and BAS bacnet and IP networks. Provide submittal packages to design engineers, building owners as well as project scope of work including sequence of operations and GPL programming overview. Assist with engineering and technical support during installation and commissioning for DDC control projects. Attend project meetings and provide updated job status and progress completion timelines directly to customers and General contractors. Duties also include conducting building energy audits to provide energy conservation methods including DDC and mechanical equipment upgrades and retro-commissioning of commercial and manufacturing facilities. This also included using energy saving calculators, spreadsheets and bench marking tools. This also include analysis and presentation of project cash flow, payback , and estimated energy savings.
Responsible for complete project management of building automation systems and for HVAC equipment start up, commissioning and operation of all installed systems including chillers, boilers, fan coils, air handlers, energy recovery and make up air units,exhaust fans, pumps,cooling towers and packaged rooftop units from 1 to 150 tons. Supervise the installation of all building automation and DDC systems including equipment integration and functional check out and commissioning of the entire hvac and control system on university wide construction projects.
Manage and direct an in-house HVAC/Technical Services group that provided service, support, maintenance, and operation of all HVAC and electrical and utility distribution in over 4 million square feet of commercial office space and high end manufacturing facilities.
