Assistant Project Manager - University of North Texas System Inspire Park Renovations - J.T. Vaughn Construction

  • November 2024 - present
  • Project value of $9 million delivered as CM-At Risk
  • 12-month phased construction schedule.
  • 8,000 SF renovation of office space to instructional laboratories and supporting spaces.
  • Complete building control and fire alarm system overhaul throughout existing 60,000 SF building.
  • Near complete overhaul of mechanical system for existing 60,000 SF building (Replacement of six (6) rooftop units, one (1) lab exhaust fan, and the addition of two (2) energy recovery systems) with early-release packages for long lead equipment.
  • Commissioning of new and existing equipment.
  • Expedited schedule by eight (8) weeks to accommodate a change in sequencing required by the client.
  • Managed a weak fire alarm sub that required assistance with their efforts in the form of joint check agreements and direct communication with their subcontractor.
  • Lead efforts for extensive coordination between the owner, design team, commissioning agent, subcontractors, and equipment manufacturers for discrepancies in the sequence of operations.
  • Contributed to over $120 thousand dollars in buyout savings during the project through submittal oversight and code review.

  • 15-month construction schedule.
  • 17,000 SF complete interior building abatement, demolition, and renovation, with site improvements across one (1) acre and improvements to the building envelope and slab on deck. Building interior split evenly three (3) ways to dedicate spaces to administration, research, and collaboration.
  • Operated as the onsite project management for this remote project with weekly check-ins from project manager.
  • Coordinated with local electrical co-op for electrical service requirements and transformer procurement.
  • Contributed to over $1 million in savings at bid by inquiring with subcontractors local to this project area and getting them qualified to contract with Vaughn.
  • Managed strained relationship between assistant superintendent and superintendent.
  • Assisted new-hire superintendent with managing subcontractor performance and schedule while providing training for applicable processes.
  • Trained new-hire project engineer in project process from procurement, submittals, and RFIs, to cost control, subcontract creation, and schedule management. This project engineer is now a little over a year into his career and managing a $5 million dollar 35,000 SF renovation with little oversight.

  • Renovations across the AgriLife campus in Vernon including temporary shoring and roofing removals, greenhouse assemblies, new pre-engineered metal building addition, and custom steel assemblies for seed processing.
  • Inquired with, vetted, and pushed through qualifications for local pre-engineered metal building subcontractor who has gone on to provide invaluable steel and concrete work for numerous builds at this campus.
  • Coordinated shop drawings, procurement, and delivery of custom farm implement for client.

  • Expedited procurement of long-lead high-end finishes and MEP fixtures through overcommunication and fostering of subcontractor relationships.
  • This was the first project Vaughn had done for SMU in some time. The team's performance on this renovation has made project pursuits with this client since 2023 more likely.
