
Becoming a sales executive didn't lighten my load as I was still doing all the responsibilities as before , but now I'm searching to build relationships with clients . I joined the apartment association, became a ambassador. Walked scopes for clients that called me direct. I was starting to get requests more frequently and not just from salesman wanting me to walk a scope for them. Money didn't come easy as the pandemic was among us, i would Travel to cities after a hurricane, leave flyers on Leasing offices, all my friends were in the apartment industry. i thought as tradeshows and marketing mixers as family reunions. I still love my people in the industry and wouldn't leave it since it's all I know . I studied and Learned how banks make owners protect the capitol. The tricks on turning in bids that are cost effective and the lender is happy. I followed capitol companies and focused on the shot callers. I would study clients and become apart of their circle. If on linken-in, or aln i would consistently research and gain friendships. My job tasks is as follows
I get the request for the client
I walk it to get measurements and notes
I price the proposal researching material and labor. I have my crews I use for Every type of job.
once approved I manage the project , I communicate with the management and owners. I deal with the sub. I make sure he gets paid every week. I make sure his insurance is up to date . I walk them at the start and do the final punch . And I check on my active projects to insure management is content. I remember Clients birthdays, take them lunches, ask about their children. I keep my relationships strong .

Becoming a superintendent brought more responsibility, I technically walked scopes like a salesman, do weekly reports, talk to managers to keep them informed and make sure notices are sent out on 5-7 projects at a time. I started to communicate more with regionals and construction asset managers. Managers became good friends as some properties I worked on for 10-15 years. I started to realize that if I wanted more money I had to do sales. I asked my boss if I can jump to sales and he loved that idea. So in 2020 I moved to be a sales executive, The bad part is it's the beginning of the pandemic, so sales plummeted. It gave me time to regroup and learn.
When I was 24 and worked for the in-house paint crew the foreman was a really lazy person. He was my Neighbor and the guy that hired me with Jmi so I would never disobey him . Our crew was painting the owners house and they noticed how I was the crew leader. If someone wasn't applying plastic incorrectly or moving to slow taping the trim, I would correct them or teach them how to be more productive. I didn't know anyone was watching me honestly, well that's where it all started. I got asked to take two painters to Tallahassee Florida to do a "quick"job. When I got there it was two very large properties probably 400 units each. Honestly I cried because I just had my new born son and I knew it was going to be months before I go home. I knocked out both properties in 4 months. It was when Mike Lynd went into partnership with red McCombs converting apartments into student housing. I painted the exterior with guys I hired there . My boss showed up I had 10 guys paying them all hourly. I and the two guys I brought from San Antonio lived in a unit onsite working 65 hours a week. I wanted to get out and go back to my children. I cooked every meal, conducted safety meetings,every morning I assigned job tasks to each worker, and I would stand there confirming all demands where obeyed. Being that I was young I worked harder to gain their respect. My boss never saw a crew like mine and I never knew I was born to be a leader until that experience. When I got back to San Antonio I was given a paint crew and carpentry crew. We went all over from El Paso to Reno Nevada. During my travels I was taught to walk carpentry and paint scopes so as I was traveling I was walking scopes to pick up more work. During Jobs I would travel to do due deligences and walk scopes . After A while I stopped having a crew and was the guy that watched multiple crews on various job sites. Than I became a superintendent.....
