Summary

As a person that has many years of experience in multiple levels of the maintenance industry, and almost as many years in management, I feel I have developed more than enough experience to jump into this role of Building Operations and Maintenance Manager. I am currently comfortable in the current role of Facilities Director at The Edge, and to be honest I wasn't looking to move to another job. This job posting was sent to me to see if it was something that I would be interested in. After many days of thinking about it and reading the posting over and over, I decided to apply. I have always loved inserting myself in positions where I can grow professionally and personally. The complexity of the skillset you are looking for is what drew me to the position.

I take pride in telling you that over my entire working career I have developed the drive and work-ethic that seems to be lacking in the current work force. Being 41 years young, I can comfortably say that I have developed the knowledge, understanding, resources,and patience to be successful in this role. I am also willing to tackle any aspect of the job where I have less developed skills, and put the extra work towards learning them.

Facilities Director

  • I develop, implement and monitor facility maintenance plans to ensure proper upkeep of buildings and grounds. In my current position I need to not just monitor the building and the systems within the building, but the different department needs throughout the company as well.
  • Every Fall as a team, we developed a yearly as well as a multi-year capital improvement plan and maintenance plans for our facilities. At this point we include rough to moderate budget talks, and discuss what we need to achieve to put these plans into action. We also categorize these need/wants in priority order.
  • I monitor budget spending for all facilities-related operations, including capital projects and repairs.
  • I organize meetings between department heads to discuss upcoming events that require additional resources from Facilities Management staff throughout the year. We have yearly department shutdowns that gets planned during these meetings to discuss the goals and coordination of the shutdown.
  • I oversee the subcontractors with any installation, repair and maintenance of building systems such as HVAC, electrical, plumbing, carpentry, aquatics and other equipment when it is above and beyond my teams ability.
  • I schedule preventive maintenance visits by outside contractors for periodic servicing of equipment such as HVAC units, elevators, or fire prevention systems.
  • I oversee construction and renovation projects to meet environmental, health and security standards.
  • I participate in architectural and engineering planning and design. My two largest design projects I was involved with and oversaw the completion of for 2023 was a complete pool rehab, and a new HVAC system design and install.
  • I Acquire, distribute and store the daily cleaning supplies.
  • I supervise vendors contracts requirements.
  • I conduct regular inspections of building interiors and exteriors to identify potential safety hazards or maintenance issues requiring attention.
  • I monitor the maintenance and repair of machinery, equipment and electrical and mechanical systems.
  • I review invoices from vendors for accuracy prior to payment processing. (This seems to be a big one these days)
  • I coordinate with vendors to schedule timely delivery of materials and services related to facility daily operations. This is mostly Aquatics related
  • I oversee vendor-provided building, janitorial, pest control and landscaping services.
  • I handle maintenance and repair demands by preparing schedules and delegating assignments to team members.
  • I manage the system work orders by distributing assignments and closing out completed work after walk-throughs.
  • I tracked inventory of cleaning products and materials to maintain optimum supply levels.
  • I coordinate any response to serious building issues to contain problems, control damages and develop corrective plans.
  • I monitor the facilities for cleanliness and recommended improvements to the overall aesthetics of the clubs.

  • With a year-round crew of 16 (at that time) and crew of over 30 during seasonal times, I provided year around grounds services for commercial real-estate in our Grounds Division, as well as concrete construction in our Construction Division.
  • I worked this business for 19 years but owned it with a partner for 10 years. I purchased it when I was 23.
  • Owning a service business through the 2008 market crash was the biggest teacher of how important it was to streamline production to capitalize on what works for the business, and what needed to either change, evolve, or just be deleted. At this point we took a good look at the skills and talents of our employees, and to avoid layoffs in 2009, we created and invested in the Construction Division. before I sold out, we more than tripled our revenue to over 3 million a year.
  • As a young business owner, my greatest struggle was going from an extremely hard and dedicated worker, to the same hard worker but organized as an owner should be. This was the skill that took me the longest to learn. I feel I developed this skill hand in hand with learning the respect and effort it actually took to run a successful business, and the maturity of becoming an adult. I also learned (the hard way unfortunately) the effects my organizational skills contributed to the success or hardships of my partner and leadership teams. I quickly started aiming more towards the success side.
  • My skills for communicating with Corporate Companies started here. some of my clients I had to speak with on a regular basis consisted of District or Regional Managers and Store Managers from: Shaws, Hannafords, Walmart, Costco, Green Mountain Coffee Roasters, and R.E.M Development to name a few.
  • I was in charge of the operation and upkeep of a fleet of vehicles and heavy equipment that needed to stay operational all year.
  • The reason for selling was life and family related.

Accomplishments

  • From the 6th grade into my early adulthood, I was very active in martial arts. when life got in the way in my mid 20's, I was working on my 3rd degree Black Belt in Tae Kwon Do. This is where my deep respect and leadership training really began. As I advance into Black Belt, we were required to start stepping in to help teaching the younger students. Teaching taught me that anyone can learn to do the moves with enough practice, but it takes a certain mind to take that same move and verbally explain how teach it. In the working world I was able to take the same mindset and explain why it was important to complete a specific task a certain way. Tae Kwon Do also taught me the discipline and importants of the hard work that has to be put in to properly achieve my goals in life.

  • I am a pure Vermonter that likes to take advantage of the four seasons.
  • In the Winter I like to ski/snowboard.
  • In the Spring, Summer, or Fall we like to do a lot of camping (glamping). We also like to go Jeeping.
  • We like to take advantage of the seasonal festivals that Vermont offers.
  • Our Daughter takes part in Fall field hockey. We love watching the games.
  • We get together with family and friends as often as our schedule allows.
  • In any season, a simple end of the day backyard fire is always a good way to settle down.
  • We try and travel at least once a year.
