Partnered with seller/developer to plan and design a large commercial development
Designed an outdoor nature spa as a commercial tourist amenity with a series of hot tubs, cold plunge pools, saunas and steam baths on 4 of the lower acres incorporating the rock ruins of 100-year old structure into the design. I was to help develop the project, sell the ice rink to developers, assist in the building of the Nature Spa and then roll off and run the Nature Spa as owner-builder.
I recruited the LAKings to come look at the space for my partner to build and lease to them 2-sheets of ice for destination tournaments.
Worked with developer extensively in planning and project development to recruit investors and partners looking a pre-fab options for a housing development on the upper 25-acres.
Worked closely with San Bernardino county zoning to understand zoning compliance, scope and cost.
Unfortunately the whole project fell apart due to COVID. The Kings pulled out and the concept of an outdoor nature Spa was prohibited and my development partner retired.

Design a complete renovation. Obtained all permitting through City of SLT, TRPA and TKPOA. along with STPUD and Fire.
Demolition to studs. Reframe home adding almost 1,000 sqft livable space and add 2500 sqft outdoor decking, moved staircase, moved kitchen from 2nd floor to 1st floor.
New Plumbing, electrical, Hvac, gas, 3 fireplaces and venting.
4 baths (including innovative design of "locker room" Bath and steam shower, Kitchen, wet bar, pantry, 5 bedrooms, bunkroom, 2 living rooms. office, laundry room. pantry, mud room, heated workshop, bocce ball court, storage shed with post and pier foundation.2-car garage with epoxy floor.
Did much of the finish carpentry including the bunk beds and install of the 100-year old boat turned entry arch.
45 new windows, doors, redesign and re-slope roof deck with Tufflex System walkable roof top patio, new staircase, dormer pony walls and guardrails, electrical, composite shingles with flashings and downspouts.
New exterior 3-materials, slab foundation, decks and handrails, 1/3 acre perimeter fencing, new entry way moved to south side of house with new porch reinforced for hot tub, new sprinkler system, sod and all new landscaping in accordance with best management practices (BMP's).
New insulation, drywall, paint, flooring. including hexagonal tile meeting wood floor, drop ceilings in kitchen and hand woven fish-net banister. Wood details were custom milled port orford cedar from dock wood sourced locally from Fallen Leaf Lake.
Acting as GC, hired and managed all subs and when budget was tight, I did much of the work myself.
Oversaw all inspections until finalized, signed off with agencies and HOA to completion.
